BBQ: Gas bbq for year round use. Gas is provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool and sauna.
CCTV/Noise Monitors: Noise monitors cover the games room and courtyard, and the entrance to the Estate. Please see Noise Monitors At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Directions: These can be found within your booking information after you have secured your holiday.
Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
NB: The courtyard garden is not secure so dogs must be supervised at all times.
Electric Vehicle Charging: There are 2 charging points shared by all properties on the estate. You will need to download an App to use this and can pay for usage by card. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: There is enough crockery and cutlery for a dinner party for 14 guests, glasses (wine, champagne, pint, water/spirit, shot glasses, plastic wine and tumblers for use with pool).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, washing powder, hand soap, body wash.
Hairdryers in all bedrooms.

Features: Indoor swimming pool with built-in hot tub, sauna, movie room, games room, outdoor table tennis.
Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, Morrisons, COOK and Dart Fresh (Mon, Weds, Fri only) will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information. When you place your order note that the Estate has recently been allocated a new postcode - BA13 4GF. If the delivery driver cannot find Tickety-Boo using this postcode, he should try the old one - BA13 4AQ.
Games Room: Pool table and table football.
Garden: Courtyard garden with all-weather grass, outdoor furniture, gas barbecue, pizza oven and firepit.
Guests: This property sleeps 14 guests in 7 bedrooms. Please see the Floor Plans for details.
Highchairs: 2 available on request.
Hot Tub: This is built into the pool with a seated area 2.5m x 2m
Kitchen/Utility: 2 electric ovens, 6 ring induction hob, 1 integrated fridge, 1 integrated freezer, 2 dishwashers, 2 integrated microwave ovens, plug-in ice maker.
Movie Room/Snug: 55” TV with Sky and X-Box. Guests have access to streaming sites using their own passwords and can link up to the TV via an HTML cable.
Music: BlueTooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles, runway and helipad.
Pizza Oven: Wood-fired pizza oven in the outdoor kitchen, available year round, with wood pellets provided.
Rooms: 7 ensuite bedrooms, hall/games area, open-plan kitchen/dining room/living room, games room, movie room/snug, pool room.
Room Configurations: All bedrooms have zip and link beds (super king or twin).
Sauna: This is in the indoor pool hall and has 2 rows of seating measuring 2m.
Stairgates: One fixed stairgate at the top of the stairs to the living/entertaining space.
Swimming Pool: 8m x 3m pool and hot tub all in one, with water jets and built in seats to one end, and a waterfall to the other. The pool measures 8m x 3m, has a constant depth of 1.1m and is heated to 28-30 degrees. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs in open-plan living/entertaining room and in all bedrooms, 55” TVs in movie room and pool room. These have access to streaming sites (own passwords required).
Wifi: Fibre broadband.
Restrictions: Consideration for neighbouring properties – no outside noise after 10pm.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
Note: Tickety-Boo is set on a private estate; there are other properties on the estate undergoing renovation for letting with Sleeps12 so it is possible that you will hear/see building works during your stay, though this will be kept to a minimum. During the week the builders finish at 5pm Mon-Thurs and at 4pm on Fri; there will be no works at weekends unless absolutely necessary.
