BBQ: Gas bbq on the patio, with gas provided for use Easter to October.
BBQ Bothy: Charcoal barbecue, with fuel provided. The BBQ Bothy is enclosed and has seating, heaters and lights so can be used year round. There are openable windows and bi-fold doors for warmer days and nights.
Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, bedroom towels and spa towels are provided. Adult bath robes are provided for 7+ nights bookings. Please bring appropriate footwear for use in the spa hall.
CCTV/Noise Monitors: Kingshay Barton has CCTV covering the entrance gates to the property. There are noise monitors that measure volume levels throughout the reception areas/rooms. Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Cinema Room: Tiered seating for 18 as well as floor cushions. 'Kingshay Odeon' has air con, interval lighting, surround sound and a big screen with a Sky package with free Netflix; you can also use your own Apple TV account in this room.
Coffee Machine: 2 cafetieres, approx. 1 packet of ground coffee supplied.
Cots: 2 travel cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). 2 XXL dog crates are provided for your pets to sleep in, as well as towels, waste bags, and a selection of treats. Please ensure you have read our Dog Rules before planning to bring your pet. Note that there is a public right of way through the first field at Kingshay Barton and that the surrounding grounds and farmland may contain livestock - dogs must therefore be fully supervised at all times.
Electric Vehicle Charging: 2 EV charging points for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (red wine, white wine, gin, champagne, pint, half pint, cocktail).
Initial supplies* of the following: at least 2 toilet rolls per toilet, olive oil, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Luxury toiletries and a hairdryer in each bedroom.

Features: Spa hall with heated pool, hot tub and sauna, games room, cinema room, BBQ bothy.
Food Deliveries: Asda, Sainsburys, Tesco, Waitrose, Ocado and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table and table tennis.
Garden: 2 acre grounds with a large patio with outdoor furniture, a BBQ bothy, orchard and streams. Note that there are two unfenced streams within the grounds so children must be supervised at all times in these areas. Please also be aware that there is a public footpath running through the adjoining fields.
Guests: This property sleeps 20 guests in 10 en suite bedrooms. There are 3 extra guest beds available for children aged 8 years and under at an extra charge each. For more details please see the Floor Plans.
Note that due to planning restrictions this property is only available to family groups.
Highchairs: 2 available on request.
Hot Tub: The hot tub is in the spa hall and seats up to 12 people.
Kitchen/Utility: 3 ovens, 2 combi ovens, inset 5 burner hob, microwave, 2 full height fridges, 2 freezers, wine cooler, ice maker, 2 dishwashers, washing machine, tumble dryer.
Music: Sonos throughout the reception areas, spa hall and BBQ bothy. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 10 ensuite bedrooms, huge open plan living space, games room, cinema room, snug, spa hall, utility room, downstairs WC.
Room Configurations: All bedrooms have zip and link beds (super king or twin).
Sauna: The sauna is in the spa hall and seats 6. This can be used between 9.30am and 9.00pm.
Stairgates: There are stairgates at the bottom of the main staircase.
Swimming Pool: The pool is in the spa hall and is heated to 28-30 degrees, measuring 10m x 5m with a constant depth of 1.2m. There are steps in the corner for access. There are double doors at the side of the spa hall that open onto the patio at the back of the house. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: The TVs in the games room, open plan living space and snug have a Sky package with free Netflix. All bedrooms have Freeview TVs with free Netflix.
Wifi: 4G depending on service provider, superfast broadband for all guests.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
