Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen and towels are provided. Please bring your own towels and appropriate footwear for use with the spa facilities.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Rowlett pod coffee machine, with a few capsules provided. 1 cafetiere.
Cots: There are no cots at this property.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (extra charge - see Extras). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use cables or extension leads from the domestic power supply to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information. Please use this ZapMap to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, pint glasses).

Food Deliveries: Sainsburys, Asda, Waitrose, Morrisons, Tesco, Ocado and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Secure garden with patio, lawn, outdoor furniture and cold outdoor shower.
Guests: This property sleeps 12 guests in 6 bedrooms. For more details, please see the Floor Plans.

Kitchen/Utility: 2 built-in electric ovens, 5 ring induction hob, US style fridge-freezer, 2 microwaves, 2 dishwashers, drinks fridge in utility, washing machine/dryer.
Music: Soundbar on the TV in the living area. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 5 vehicles.
Rooms: 6 bedrooms (3 ensuite), family bathroom with bath and separate shower, open plan kitchen/dining/living room, games room, utility room, WC.
Room Configurations: All bedrooms except Bedroom 2 have zip and link beds that can be arranged as super kings or twins. Bedroom 2 has bunk beds that are suitable for adults.
Sauna: This is outdoors and comfortably seats 4.
Stairgates: There are no stairgates at this property.
Swim Spa: This measures 4m in length and is for year-round use. The built-in hot tub seats 8-9.
TVs: Smart TV in the living room area with access to streaming sites using guests own passwords.
Wifi: Broadband.
Wood-burner: This is in the living room and is for use from 1st November to the end of March. An initial supply of fuel is provided.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
