BBQ: Charcoal barbecue for use Easter to the end of October. Charcoal not supplied.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the swimming pool.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 3 large cafetieres.
Cots: 2 travel cots are available on request. These measure 67cm x 97cm and are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation).
Essentials: Enough crockery and cutlery for a dinner party, glasses (small tumblers, pint glasses, champagne flutes and wine glasses), white tablecloths and napkins.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, bin bags, 2-in-1 washing liquid, hand soap, shower gel.

Features: Indoor swimming pool, play equipment and trampoline, table football.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: South facing garden with patio furniture and bbq. Grounds are secure if the gate is shut.
Guests: This property sleeps 12 guests in 5 bedrooms. 2 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the Floor Plans.
Highchairs: 2 available on request.
Kitchen/Utility: Electric range cooker, 2 dishwashers, fridge-freezer, under counter fridge, microwave, washing machine, tumble dryer.
Music: iPod docking station. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 5 bedrooms (2 ensuite), large open plan living/dining room, kitchen, mezzanine, pool hall, WC.
Room Configurations: All bedrooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: Fixed stairgates at the top and bottom of both staircases.
Swimming Pool: The pool is to the right off the entrance hall and is heated to 28-30 degrees. It measures 4m x 7m and has a constant depth of 1.4m. There is a ladder on the side for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: TVs with Smart capability in all bedrooms and the living/dining room.
Wifi: Rural broadband - note that speeds may not be as quick as you are used to.
Woodburner: There is a wood-burner in the open plan living/dining room. Logs are provided Nov-Apr.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
