BBQ: Covered and weatherproof inset Weber BBQ available Easter to end October, 1 bag of charcoal provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: Noise monitors in communal areas. Please see Noise Monitors At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Sage Drip coffee machine (1 pack of ground coffee supplied), 2 cafetieres.
Cots: 1 travel cot available on request. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). There is a dual car charging point a very short drive away at the village hall in Stoke St Gregory.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, lager glasses, pint glasses, tumblers, gin glasses, sherry glasses), napkins, linen tablecloth for the dining table.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Morrisons, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table, darts, table tennis and table football.
Garden: Enclosed garden with swings, play area with hand crafted pirate ship, living willow hut, patio with garden furniture and BBQ.
NB: This property has an area of unfenced river at the back so toddlers and younger children must be supervised at all times.

Hot Tub: The hot tub is beneath an arbour on the patio just outside of the games room. It seats 4-6 people.
Kitchen/Utility: Electric Rangemaster cooker with double oven and grill, 5 ring induction hob, 2 dishwashers, integrated fridge freezer, large free standing fridge, tall free standing freezer, ice maker, washing machine, tumble dryer.
Music: Bluetooth music system. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 bedrooms (3 ensuite shower rooms), 2 further shower rooms, 1 bathroom with overhead shower, large open plan kitchen/breakfast room, reception/dining room, living room, garden room/play room, games room, utility, 2 WCs.
Room Configurations: Bedroom 1 has a king size bed, Bedroom 2 and 5 both have a double bed, and Bedrooms 3, 4 and 6 have zip and link beds that can be arranged as super kings or twins.
Stairgates: There are 3 safety gates - one is unique to Bedroom 6, and 2 more are available for Bedrooms 1, 2, 4 and 5. There is a retractable safety gate at the bottom of the main staircase in the dining room.
TVs: Freeview TVs in Bedrooms 3-6, Sky Sports & Movies in the living room and games room. Guests can access Netflix on the TV in the living room.

Woodburner: Wood-burners in living room and reception/dining room. An initial supply of logs is provided from Oct-Apr, more can be purchased close by.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
