BBQ: Gas BBQ in the outdoor dining area for year round use, gas is supplied.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the swim spa.
CCTV/Noise Monitors: There are noise monitors throughout the property. There is CCTV covering the main entrance gates.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso coffee machine, pods not supplied.
Cots: 3 travel cots available on request at no extra charge. These measure 1m x 65cm and are for infants aged 2 years and under.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, wine glasses, tumblers, highball glasses, pint glasses). You'll find at least 2 toilet rolls per toilet. salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, hand soap, hairdryers in all bedrooms, iron and ironing board.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large garden with outdoor dining pavilion.
Guests: This property sleeps 16 guests in 8 bedrooms. 10 more people can be accommodated on extra guest beds at an additional charge per person. Please see the Floor Plans for details.
Highchairs: 3 provided on request.
Kitchen/Utility: 2 electric ovens, 6 ring halogen hob, full-size fridge, full-size freezer, microwave, 2 dishwashers, extra fridge/freezer, washer/dryer; mini kitchen with fridge/freezer, dishwasher, oven and hob in games room.
Music: Sonos system which can be used with Bluetooth via an app which you can download onto your phone. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to the property.
Parking: Off road parking for several vehicles.

Rooms: 8 en suite bedrooms (6 shower rooms, 2 bathrooms with bath and separate shower), large kitchen/dining room, huge drawing room with mezzanine, snug/movie room, large games room, WC.
Room Configurations: Bedroom 1 has a super king bed, Bedrooms 2 and 6 have doubles, Bedrooms 3 and 8 have zip and link beds giving the option of a super king or twins, and Bedrooms 4, 5 and 7 have king size beds.
Swim Spa: The 4m swim spa is in the garden at the back of the house.
TVs: Smart TVs in all bedrooms, drawing room, games room, and snug/cinema room. These have full Freeview and some have in-built Netflix.
Wifi: BT Fibre 2 wifi throughout the property.
Woodburner: Open fire in the snug for year round use, with an initial supply of logs and firelighters provided.
Restrictions: No smoking - no fireworks, sky lanterns or drones - no noise after 11pm
