What time can I arrive at Flossy Brook?
The check in time for Flossy Brook is 4pm. Unfortunately, you can't arrive earlier than this as we'll be busy preparing for your stay. If you think you might be earlier how about stopping off for a bite to eat at one of the pubs recommended below, or for a browse round the nearby towns of Wellington, Taunton or Ilminster?
How do I find the property?
You'll find detailed directions in the My Booking section on our website, which can be accessed from the Sleeps12 homepage after you've made your booking. We advise using our directions rather than Sat Nav as Sat Nav isn't always reliable in rural areas.
How do I access the property when I get there?
The owner will meet you at the property and welcome you; she will show you around, explain everything and answer any questions. Please ensure that you call her if you are running late or think you may arrive later than 4pm. Her contact details can be found in your check-in information.
Does this property require a cautionary deposit?
This property owner will require a cautionary deposit of up to £500 three weeks before your arrival. They will contact you directly to arrange this. More details about cautionary deposits can be found on this link.
Does this property allow two night stays?
Yes, this property has a two night weekend option. This runs from 4pm on Friday - 4pm on Sunday. It's important that you leave by 4pm otherwise you may be charged for extra time in the property and you may have some of your cautionary deposit held rather than being returned. Owners and housekeepers often check that guests have left on time.
We are thinking of inviting people over for the day - is this allowed at Flossy Brook?
Unfortunately this is not allowed at any of the Sleeps12 properties.This is clearly set out in the Terms and Conditions that we ask you to read at the time of booking. There is a maximum occupancy for each property that contravenes heath & safety legislation and invalidates insurance if exceeded, so every guest at the property must be added to the booking (names and ages). If you have invited people to visit please call us so that we can obtain relevant permissions from the owners of the property.
Can I have a food delivery to the property?
Yes you can arrange to have groceries delivered to the property on your arrival or during your stay, but you must be there to receive the delivery. We recommend that you put your mobile number and your name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK.
Are there any local pubs that we could stop at on the way or visit while we are staying at this property?
There are quite a few good pubs in the area, quite varying in character. We recommend the following:

What can we find supplied for us in the proeprty?
There is enough crockery, cutlery and glasses for a dinner party, salt and pepper, tea, coffee, sugar, washing -up liquid, dishwasher tablets, tea towels, dishcloths, oven gloves, bin bags, hand soap, shower gel, at least 2 toilet rolls per toilet. All bed linen, cot mattress sheets, bath towels and hand towels are supplied, along with feather duvets and pillows provided. NB: Please bring extra towels for the swimming pool and we receommend suitable footwear for wearing around the pool area.
How should we leave the property when we depart?
We expect the property to be left more or less as it was when you arrived so please note the following:
- All rubbish should be bagged up and left outside the front of the property
- All washing-up from your stay should have been done and put away. It's okay to leave the dishwasher on with your final load
- The kitchen table and kitchen surfaces should be wiped and clean
- Any spillages made during your stay should be cleaned up
- Please check all rooms to make sure that nothing is left behind
- Any furniture that has been moved during your stay should be returned to its original position
- We do not expect beds to be stripped and all towels, etc. can be left in bathrooms
- Please let us or the owner know asap if anything is damaged during your stay - people tend to be more understanding this way
- If you find that anything is broken or not working properly please let us or the owner know asap
Is there a BBQ at the property?
Yes, there is a large charcoal BBQ at Flossy Brook, though note that charcoal is not provided.
Is there WiFi at the property?
There is WiFi at the property but please be aware that Flossy Brook is in a rural location and so the speeds may be slower than you are used to. More information can be found here. We would recommend that you download anything that you might need before your stay to avoid being disappointed.
I would like to have a toddler bed or cot at the property - do I need to bring my own?
Flossy Brook has 2 cots and 2 toddler beds that you can request when you complete your bedroom configurations. The cots will have a bottom sheet and the toddler beds, a bottom sheet and a duvet. Please make sure the names of these younger guests are on your booking and note that the cots and toddler beds cannot go in Bedroom 4.
Are there any stairgates at Flossy Brook?
Flossy Brook does have a stairgate; you will need to request this when you do your bedroom configurations.
I notice that Flossy Brook has a woodburning stove. Is there a fire guard to protect young children?
There is a fire guard available, but again, you will need to request this when you do your bedroom configurations. It goes without saying that even with a fireguard, we do not recommend leaving children on their own near the fire.
Is there a music system at Flossy Brook?
There is an iPod docking station in the property.
Are dogs allowed at this property?
A maximum of two dogs are allowed at Flossy Brook and these are charged at £50 each. Please make sure that you have read and understood the dog rules for Flossy Brook before you decide to add your pets to your booking. These can be added at the time of booking or before your stay.
Are hen parties and stag parties allowed here?
Flossy Brook does allow responsible hen and stag groups. Please be aware that our properties are not party houses and are only suitable for more refined hen or stag groups looking for luxury accommodation with plenty of facilities - for instance, there must be no outside noise after 11pm. It is essential that you read all of the Terms and Conditions for this property before making your decision as to whether or not this property is suitable for you.
How big is the swimming pool?
The pool at Flossy Brook measures 22ft x 10ft and is 4ft deep throughout.
How do we book EXTRAS that are listed on the website?
We are delighted that you are thinking of using one of our tried and tested suppliers or services - thank you! You will need to contact them directly to make your arrangements and then let us know by email or phone who you have booked, when they are coming and how many people there will be. We need this information for insurance purposes.
