Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use in the pool hall.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, highballs).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets (approx. 6), tea towels, dish cloth, scourer sponge, oven gloves, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, hairdryers in all bedrooms.

Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Secure garden with patio and seating.
Guests: This property sleeps 14 guests in 6 bedrooms. 1 extra guest can be accommodated on a sofa bed on the mezzanine at a small additional charge. For more details please see the floor plans.

Kitchen/Utility: 1 under counter double oven (electric), 1 built-in tall double oven (electric), 4 ring induction hob, larder fridge, larder freezer, 2 dishwashers, wine cooler, microwave, washing machine.
Music: No speakers provided. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Noise Monitors: Noise monitors cover the communal areas on both floors.
Parking: Off road parking for several vehicles.
Rooms: 6 ensuite bedrooms, large open plan living space, games area, indoor heated pool, WC.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: 2 in situ stairgates for the top of the stairs and 1 for the bottom.
Swimming Pool: The pool is in the attached pool hall just across the courtyard from the main living space. It measures 7m x 3.2 and has a constant depth of 1.2m. There is a ladder on the side for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: 75” Smart HD TV with Sky (full package) in lounge area, 36 “Smart TV with Sky Q Box in Bedroom, Freeview TVs in all other bedrooms.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
