BBQ: Built-in charcoal BBQ available for use from Easter to the end of September- you will need to supply your own charcoal.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: CCTV covers some of the outdoor areas (hot tub excluded). Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 3 travel cots available on request. These are for infants aged 2 yrs and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne glasses, tumblers, highballs, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, cling film, bin bags, 2-in-1 washing powder, hand soap.
Hairdryers in all bedrooms, iron and ironing board.

Food Deliveries: Asda, Ocado, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Large garden, large patio with outdoor furniture.
Highchairs: 2 provided on request.
Hot Tub: The hot tub is on the patio at the side of the house and is covered so can be used year round. It seats 7 people.
Kitchen/Utility: 2 electric double ovens, 2 x 4 ring halogen hobs, 2 dishwashers, larder fridge, extra fridge, beer fridge, wine fridge, freezer, washing machine/dryer.
Music: Sonos music system - 3 speakers (kitchen, bar and living room). Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 12 vehicles, more parking on the road outside the property.
Rooms: 11 ensuite bedrooms, large kitchen with table and chairs, games room with private bar, large living/dining room, 2 WCs.
Room Configurations: Bedroom 1 has zip and link beds (super king or twins) and adult size bunk beds, Bedrooms 2, 5, 7 and 9 all have zip and links, Bedroom 3 has a double bed, Bedrooms 4, 6 and 10 have zip and links plus a single, Bedroom 8 has a king size bed, and Bedroom 11 has twin beds.
Stairgates: 2 available on request for top and/or bottom of stairs.
TVs: Smart TV in the living room with Now TV and Sky Sports.
Wifi: Fibre optic broadband.
Woodburner: There is a wood-burning stove in the games room/bar for use year round, with logs provided.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
