BBQ: Charcoal bbq Easter to the end of October. Charcoal isn't provided.
Bed Linen and Towels: Duvets and pillows (synthetic), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: CCTV covers the road view. There is a noise monitor in the kitchen. For more information please see Noise Monitors At Your Large Group Holiday House and CCTV At Your Large Group Holiday House.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery or a dinner party, glasses (champagne flutes, small tumblers, wine glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets (approx. 6), tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms.

Food Deliveries: Dart Fresh, Asda, Sainsburys, Morrisons, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Garden: Secure garden with patio and seating.

Hot Tub: The hot tub is in the courtyard at the side of the house. It comfortably seats 7 people.
Kitchen/Utility: 4 oven oil fired Aga, electric range cooker with a 5 burner hob, 2 dishwashers, upright fridge/freezer with ice machine, extra fridge/freezer, 2 washing machines, 2 tumble dryers.
Movie Room: 75" wall mounted Smart TV with Netflix and Prime.
Music: There is a sound bar attached to the TV in the sitting room on the first floor. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 ensuite bedrooms, 4 bathrooms, large Farmhouse kitchen/dining room, movie room, games room, living room, utility room.
Room Configurations: Bedrooms 4 and 5 have king size beds and a single, the rest of the rooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: There are stairgates at the top and bottom of the stairs.
Toddler Beds: 2 toddler beds are available on request. These are for infants aged 4 years and under.
TVs: Smart TV in the games room with a firestick and access to streaming sites.
Wifi: Broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
