Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, and towels are provided. Please bring your own towels for use with the hot tub and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: Noise monitors in communal areas. Please see Noise Monitors At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Dolce Gusto machine, 6-8 pods supplied. 1 x 8 cup cafetiere.
Cots: 1 full size cot (200mm L x 600mm W) available on request. This is for infants aged 2 years and under.
A travel cot (1060mm L x 705mm W) may also be available if not already allocated to another property. Please ask for details.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging at Holiday Homes). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, wine glasses, gin/cocktail bowls, hi-balls, tumblers, pint glasses), tablecloth and 2 ply napkins.
Initial supplies* of the following: at least 2 toilet rolls per toilet. Salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags. Hand soap and hand cream in all bathrooms.
Welcome Packs of body wash, shampoo and conditioner. Hairdryers in all bedrooms.

Firepit: This is in the woodland area in the garden. Initial supply of wood provided, more available to purchase from the owners. Available year round.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Table football and air hockey.
Garden: Large enclosed garden with patio, enclosed rear courtyard, garden furniture, sunken trampoline and woodland firepit.
Guests: This property sleeps 12 guests in 6 bedrooms. 2 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the Floor Plans.

Hot Tub: The hot tub is on the patio at the front of the house next to the outdoor seating and BBQ area. It seats 7.
Kitchen/Utility: 4 electric ovens, large induction plate, 2 dishwashers, microwave, US style fridge-freezer with water and ice dispensers, extra fridge in utility room.
Movie Room: Smart TV with Freeview, Netflix and Amazon (own passwords required)
Music: No speaker provided. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 bedrooms (4 ensuite), family bathroom, kitchen/dining room, drawing room, movie room, cellar games room, utility room, 2 downstairs WCs.
Room Configurations: Bedroom 1 has a super king bed, Bedrooms 2 and 4 have zip and link beds (super king or twin), Bedrooms 3 and 6 have a king size bed, Bedroom 5 has twin beds.
Stairgates: Available on request for the bottom and top of the main stairs, and at the top of the stairs to Bedroom 5. Fixed gate by the utility area where dogs sleep.
TVs: Smart TVs with Freeview, Netflix and Amazon (own passwords required) in the games room.
Wifi: Rural Broadband.
Woodburner: Wood-burner in the kitchen/dining room, open fire in the drawing room. Initial supply of kindling and logs in basket supplied, with more available to purchase from the owners. Available Year round..
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
