BBQ: Gas Plancha Grill for use April to Oct. Gas is provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool, hot tubs and sauna.
CCTV/Noise Monitors: CCTV covers some of the outdoor areas, including the pool. Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso machine with initial supply of original capsules, 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under. Internal mattress size is 80cm x 40cm x 8cm. Note that cot mattress sheets are not supplied.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: There is enough crockery and cutlery for a dinner party for 16 guests, glasses (wine glasses, champagne flutes, hi-balls, tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, washing powder, hand soap, body wash.
Luxury toiletries in all bathrooms (bodywash, shampoo, conditioner, hand wash, hand cream).
Hairdryers and straighteners in all bedrooms.

Features: Outdoor pool, indoor and outdoor hot tubs, sauna, games room, table tennis, games console (PS5)large landscaped grounds.
Food Deliveries: Waitrose, Sainsburys, Tesco, Asda, Morrisons, COOK and Dart Fresh (Mon, Weds, Fri only) will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: US pool table and Bonzini table football.
Garden: 2 acre landscaped grounds with terraces, south facing pool terrace with covered hot tub, Bedouin style covered terrace with sofas, dining area, and outdoor heaters, sweeping lawns, pond with 2 breeze huts (one with lights), outdoor furniture and lawn games.
NB: the pond is fenced for safety, but children should be supervised at all times
Guests: This property sleeps 16 guests in 8 bedrooms. 2 more children under 16 years can be accommodated in a 9th bedroom at an extra charge each. Please see the Floor Plans for details.
Highchairs: 2 provided on request.
Hot Tubs: The indoor hot tub is in the spa room and seats 6-8. The outdoor hot tub is on the pool terrace in a breeze hut and seats 4-6. Both are maintained at a temperature of approximately 38 degrees.
Kitchen/Utility: All appliances are built-in: 3 double electric ovens, 5 ring electric hob, US double fridge, tall fridge, tall freezer, wine fridge, 2 dishwashers, microwave, washing machine and tumble dryer.
Movie Room: 92” drop down screen with high quality projection, Sky Sports & Movies and streaming services (guests will need to use their own passwords), huge horseshoe sofas.
Music: Sonos music system throughout the house. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 8 vehicles
Rooms: 8 bedrooms (6 ensuite), optional extra bedroom for 2 children (extra charge each), 2 shower rooms, large kitchen, dining room, living room, movie room, spa hall, utility, cloakroom/boot room.
Room Configurations: All bedrooms have zip and link beds which can be arranged as super kings or twins.
Sauna: The glass fronted sauna is in the spa room and seats 4 people.
Spa Room: This has a hot tub, sauna, table tennis and a WC.
Stairgates: This property does not have stairgates.
Swimming Pool: The outdoor pool has a retractable electric cover and can be used year round. It measures 12m x 5m, is 1.5m at the deepest end and has a temperature of 28-30 degrees. There are steps down into the pool. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs with Sky Sports & Movies and streaming services (using own passwords) in the living room, movie room and games room.
Wifi: Fibre broadband.
Wood-burner: Wood-burners in the dining room and movie room for year round use, with an initial supply of logs (you'll find more to buy locally).
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
