BBQ: There is a wood-fired cooker/pizza oven/smoker in the outdoor kitchen area, with wood supplied. The outdoor kitchen is covered and can be used year round.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Coffee Grinder, starter pack of beans supplied.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.

Directions: These can be found within your booking information after you have secured your holiday.
Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (water glasses, wine glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Hairdryers in all bedrooms, iron and ironing board.

Features: Wood-fired hot tub, pool table, table tennis, table football, covered outdoor kitchen with cooker, pizza oven and smoker, private lake.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large garden, wildflower meadow, fenced field for dogs, lake (short walk). NB: There is an unfenced stream, lake and ponds so children must be supervised at all times.
Guests: This property sleeps 12 guests in 6 bedrooms. 1 more person can be accommodated on an extra guest bed at no additional charge. For more details please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The wood fired hot tub seats 6-8 and is in the garden to the side of the house. Wood is provided for this. The hot tub can be prepared, ready for you to use on your arrival at an extra charge (see Extras).
Kitchen/Utility: 2 electric ovens, 6 ring gas hob, tall fridge-freezer, dishwasher, microwave, coffee machine, washing machine, tumble dryer.
Music: No speaker provided. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 bedrooms (5 ensuite),shower room, games room, living room, kitchen/dining room, WC.
Room Configurations: Bedrooms 1 and 5 have a king size bed, Bedrooms 2 and 3 have a super king, Bedroom 4 has twin beds and Bedroom 6 has a double and an optional extra guest bed (no charge).
TVs: Smart TVs with Freesat in living room and in the gaming zone of the Games Room.
Wifi: Broadband.
Woodburner: There is a wood-burner in the living room for use year round. Logs are supplied.
Restrictions: No smoking - no fireworks, sky lanterns or drones - no noise after 11pm. Pitsworthy was originally a large L-shaped farmhouse. The smaller part of the L is now closed off from the rest of the house and is lived in by the House/Estate Manager. It is possible that you may hear movement in the adjoining part and you may see the manager now and then but this should not encroach on your holiday.
