BBQ: Gas BBQ on the patio by the swimming pool with gas supplied. Available year round.

BBQ Hut: Charcoal BBQ with charcoal supplied. Fridge and large drinks chiller. Available year round.

Bed Linen and Towels: Duvets and pillows (synthetic fibre and feather filled), bed linen and towels are provided. Extra towels are provided for use with the spa facilities - please bring appropriate footwear for going to and fro. 

CCTV/Noise Monitors: Security cameras operate on the outside areas at Hamble House, including the entrance and entrance gate and the parking area. There are cameras inside the house but these are NOT in operation. Please see CCTV At Your Large Group Holiday House for more information.

Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.

Coffee Machine: Double filter coffee machine (filters/coffee not supplied).

Cots: 2 travel cots available on request. These are for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Sorry, pets are not allowed at this property.

Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.

Essentials: Enough crockery, cutlery and glasses for a dinner party, glasses (champagne flutes, wine glasses, tall and short tumblers, pint glasses and half pint glasses), tablecloths. 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap, shower gel dispensers in all bathrooms.
Hairdryer in utility room and in lodge and studios if booked, iron and ironing board.

Features: Private indoor spa hall with pool and hot tub, steam room, games room, BBQ lodge.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: Full size pool table and roulette.

Garden: Secure gated grounds of 2 acres, landscaped gardens with several seating areas, solarium, BBQ island and BBQ lodge. 

Note: There is currently building work underway in the adjacent property. This is evident at the approach to Hamble House, but once you have gone through the gates it feels like a world of your own. Banners have been erected on the garden boundary so the building works are not really visible from Hamble House, other than from Bedrooms 1, 2 and 3. Noise is kept to an absolute minimum and there is no work on site at weekends. This should not affect your enjoyment during your stay but it is possible that you will hear/see some evidence of the works.

Guests: This property sleeps 16 guests in 8 bedrooms. For more details please see the Floor Plans. 4 studios and a lodge in the grounds provide additional accommodation for up to 10 guests for a minimum stay of 2 nights (see Extra Beds).

Due to planning restrictions this property is only suitable for gatherings of families, couples or corporate groups.

NB: Dining - The dining room seats 14; there is another table in the orangery that seats 10. The orangery can be set up to seat 16 together by utilising an additional table, but note that this must be requested in advance.

Highchairs: 2 provided on request.

Hot Tub: The hot tub is in the spa hall and seats 4.

Kitchen/Utility: 2 electric ovens, warming drawer, 4 ring induction hob, 2 fridge/freezers, wine cooler, dishwasher, microwave,  washing machine, tumble dryer.

Music: Beolab sound system in games room and orangery connected by CD player from kitchen. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for several vehicles.  

Rooms: 8 bedrooms (6 ensuite), indoor spa hall with swimming pool and hot tub, steam room, open-plan kitchen/living space, orangery, dining room, living room, large hall, games room, large part galleried landing, utility, first floor bathroom.

Room Configurations: Bedrooms 1,2, 4, 5 and 7 have a double bed, Bedrooms 3 and 8 have a super king, and Bedroom 6 has zip and link beds (super king or twin). The Lodge and Studios 1, 2 and 4 have double beds, and Studio 3 has a king size bed. 

Steam Room: The steam room is next to the pool hall and seats 8. 

Swimming Pool: The pool is in the attached spa hall and is heated to 29 degrees. It measures 10m x 5m with a constant depth of 1m. There are steps to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.

TVs: Smart TVs in the main living room and orangery. All bedrooms, all studios and the lodge have Freeview TVs. 

Wifi: Broadband.

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
