BBQ: There is a charcoal BBQ available for year-round use, charcoal is not provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Dolce Gusto machine, pods not supplied.
Cots: 2 travel cots (sheets not provided) available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge). Please ensure you have read our Dog Rules before planning to bring your pet. Dog waste bags are provided.
Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (tumblers, highball glasses, champagne flutes, wine glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, bin bags, hand sanitiser, hand wash and shower gel in all bathrooms.
Hairdryers in all bedrooms, iron and ironing board.

Features: Indoor heated pool, games rooms, outdoor dining pavilion, children's play area and trampoline.
Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Rooms: One games room has a pool table, the other has table football.
Garden: Large secure garden with large patio.
Guests: This property sleeps 12 guests in 6 bedrooms. For more details please see the Floor Plans.
Note that due to planning restrictions this property is unable to accept single sex groups.
Highchairs: 2 provided on request.
Kitchen/Utility: Electric double oven range, large gas hob, US style fridge/freezer, 2 dishwashers, microwave, washing machine, tumble dryer.
Music: Bose Wave music system. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for up to 6 vehicles.
Rooms: 6 bedrooms (4 ensuite shower rooms), family bathroom with bath overhead shower kitchen/dining room, games room, living room, snug area, separate pool house.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: Fixed stairgates at the top and bottom of the stairs.
Swimming Pool: The pool is in the pool house, just a few steps from the house, and measures 10m x 5m with a constant depth of 1.2m. It is heated to 30 degrees and has steps in the corner for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Freeview TVs in all bedrooms, TVs with Sky TV (full package) in snug and living room.
Wifi: Fibre (400mbps download speed).
Woodburner: Wood-burning stove in the living room for use year round; 1 composite log is supplied and should last for about 4 hours. Thereafter logs can be purchased from local stores.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
