10/10 - Ramscombe was beautiful, immaculate, very well equipped and comfortable . We will definitely return !!!! - Colly - November 2019

10/10 - The house was fantastic, so clean and spacious. We found everything we could possibly need and loved all the little extras that were supplied including the lovely cake on arrival! The kids loved their dormitory room and the play area upstairs. Then of course the swimming pool! That was the most used room the whole week everyone just loved it. Was great for all 12 of us to all be able to sit together and enjoy our meals.  Being honest the only thing that wasn't great was the WiFi…. I realise that its probably the fact that we were in a poor signal area but if its offered I think it should be usable. The tv package offered is also good but annoying when you're all watching a film and it keeps freezing or cutting out. The kids (ranging from 2 - 14) and adults too were frustrated with this! Having said all that it didn't ruin our holiday we had a great stay and would definitely recommend sleeps12.com. Everyone we dealt with was wonderful so thank you :) Dunster Castle is an amazing place and well worth a visit. - Sarjant - October 2019

10/10 - The whole experience was fantastic. Everyone loved their stay and the house was immaculate when we arrived. We loved how everyone had their own bathroom each too as some places don’t offer this. It would be good if sleeps 12 offered a re-book again offer for the following year at a discounted rate as we would love to book again immediately. - Balcombe - October 2019

10/10 - The pool was a hit with everyone the only thing that I wished I had known sooner was that you could invite a few friends just for the day. We will definitely like to come back. - Goodhind - September 2019

10/10 - The cottage is absolutely beautiful, it’s a home for home with everything you could possible want for a mini break away. Thank you. - Hall - September 2019

10/10 - The house was so nice and we were only there for 4 days we only went into Taunton which was lovely. - Budulis - July 2019

10/10 - The Sky TV was sometimes difficult to get set up (despite/because the various suggestions of many of the residents?) As warned, the wifi signal was intermittent but switching that off on phones, allowing roaming, was fine. The only thing we 'looked for' was a hand towel in the kitchen. Clothing, or tea towels, often did the job. - Brown - July 2019

9/10 - We loved our stay. In particular the quiet location, pool and facilities generally. The kitchen was really well stocked and we made use of the bbq every evening! Minehead Beach. Watchet Harbour. Woolacombe Beach. - Harwood - July 2019

10/10 - The property was lovely, very well equipt and finishes to a lovely high standard. Really appreciated the late check out on the Sunday. - Wheeler - June 2019

9/10 - The shower head fixing in the large bedroom on the ground floor was faulty and could not been adjusted. We visited West Somerset Railway and Porlock Weir. - Swainsbury - June 2019

Response: "Fortunately when the shower riser was checked it was found to be working perfectly." - Owner

10/10 - We particularly enjoyed the pool but the whole stay was great, can't fault the accomodation. - Baber - May 2019

10/10 - The children enjoyed the pool and other outdoor activities. - Kenney - May 2019

10/10 - Everything was fabulous, thank you! Especially the pool. We have been before and we will be booking again! - Nichols - May 2019

10/10 - Good property layout, swimming pool and leisure areas. Kitchen is really well equipped. The only improvement we would like to see implemented would be to be able to access the property at 15:00 and the departure time to be put back to 11:00. Many thanks to Helen for the welcome cake and posting back a ring that was left at the property.......we had a wonderful midweek stay! Ideal for local walks. - Wooley - May 2019

Response: "We would love to give our guests as much time as possible in our wonderful properties, but regrettably, we are unable to offer alternative check in/check out times due to the time it takes to clean and maintain our holiday houses in preparation for your visit. There is a lot to be done - not just the general cleaning, but also swimming pools, BBQ's, gardens to be checked, and sometimes odd jobs to be done. Even with an experienced team it still takes time to get the house tip-top for your holiday. We are sure you will understand; it's important to us that each and every one of our properties is absolutely perfect for our guests."- Sleeps12

9/10 - Everything was brilliant except the wifi and the no-recycling policy. We weren't able to play music as we all brought our phones to use with Spotify and the wifi was incredibly weak even next to the router. We were a bit shocked that you don't recycle! - Oliver - May 2019

Response: "All our property owners take recylcing very seriously and as commercial ventures have to have the correct commercial waste collections in place. This makes sure that all wastes and recyclables generated from your holiday are transformed into high quality raw materials and renewable energy". - Sleeps12

10/10 - We were lucky with the weather so managed to enjoy all the outside facilities. The children enjoyed the trampoline and as a family playing boules was great fun. Brilliant barbecue and outdoor seating. Possibly a few more sunbeds needed. The swimming pool was a great success. All in all it was a fabulous experience. We visited Torre Cider Farm and Blue Anchor Bay. - Rose - May 2019

10/10 - Well maintained property. Good facilities in the way of swimming pool and outdoor play and games equipment. Great family holiday which included 4 grandchildren ages 11months to 7 years who all had a wonderful time making full use of the pool and the swings etc. The house had plenty of cooking equipment, crockery and cutlery. A lovely big table that meant we could all sit down to eat together at meal times. The only downside was the poor Wi-fi reception. We had a wonderful stay and the children were very sad to leave. Some great National Trust properties nearby. - Wansbury - April 2019

10/10 - Only improvement would be the WiFi signal in the property. The router is an old BT version 4. The current models provide a much better signal in the property. Some of the patio doors are also very difficult to lock! - Wansbury - April 2019

10/10 - Only improvement would be the WiFi signal in the property. The router is an old BT version 4. The current models provide a much better signal in the property. Some of the patio doors are also very difficult to lock! We visited Dunster Castle. - Wansbury - April 2019

10/10 - Thoroughly enjoyed the swimming pool which was lovely and warm even during chilly days. Great excitement during table football games. Table tennis, boules and bowling added to the fun. Slight problem with the heating which staff went to great lengths to correct, but once the towel rails and upstairs heating cycle is corrected Ramscombe is a delightful place to stay. Minehead and Taunton were pleasant excursions on our late winter stay. - Lamb - March 2019

9/10 - Thought kitchen and supplies of cutlery, crockery, glass etc great. But had to send out for sharp knife to carve rib of beef! We did a 5 mile walk from Dunster. - Hannis - March 2019

10/10 - The house was perfectly clean, decorated to a good standard and everything you could need was there. We used some of the extras: the Bartender company & Gayla Stewert caterer, both were exceptionally good. - Smith - March 2019

10/10 - The pool was lovely could have been a bit warmer. Porlock lovely coastal town. - Raymond - February 2019

10/10 - Lovely spacious accommodation for 9 adults 6 children. Wonderful time had by all. We can recommend walks in the Quantocks. - Lear - February 2019

10/10 - The house was brilliant none of us could fault anything. I asked everyone the same question while we were there and we couldn't come up with any faults or improvements it was perfect. It was very clean, everything was a high speck inside the property, it had a good lay out for a group of people getting together for the weekend. Thank you. Dunster Village was lovely, lots of heritage and good shops for browsing. Watchet Harbour blew the cob webs away, The Star Inn was a great find a good pub which is friendly and had good food. - Cotterill - January 2019

10/10 - The house was fantastic. The open space was perfect for our number of 13. The beds were lovely and comfortable . The kids loved the pool and the pool house was lovely and warm. We absolutely recommend having Gayla Stewart in for any catering services you require. We did a special birthday celebration dinner. The food was lovely , Molly our waitress was excellent. We couldn’t have asked the Saturday night to run any better. Thank you so much for making the weekend so special. - Evans - January 2019

10/10 - House is very well equipped. We had caterers in on Saturday night and that worked really well. Nice walk to Bishops Lydeard. - Palmer - January 2019

10/10 - We all felt it’s just perfect. We stayed at the house the whole time, too nice to leave it. - Kearn - Januar 2019

10/10 - The property was spotless and facilities first class can’t think of anything to improve the service. Thoroughly enjoyed our weekend. - Ellis - December 2018

9/10 - Beautiful house, well equipped, spacious, tidy and clean. - Shortman - November 2018

9/10 - The space and facilities, in particular the pool, we’re brilliant for all ages in our group! Helen and Sue dealt with the couple of problems that arose with efficiency and speed! The only one downside was the neighbouring farmer who was aggressive and abusive when a few of our party, including two small children, walked along a short track on his land to avoid walking on a narrow road where he was cutting the hedge with his tractor! - Luke - October 2018

10/10 - Five star accommodation. Swimming pool was fully used by all our family aged 5 to 70. Water was wonderfully warm - even too warm for one person! Drive up the road for 10 minutes to the car park for Cothelstone Hill. Then 10 minutes walk to the top - wonderful views. - Durston - October 2018

7/10 - We do not understand why you don’t recycle. As a collective group we found putting all of our recyclable rubbish in with non recyclable rubbish criminal. We really do hope that you take some responsibility for this and change how rubbish is disposed of from the homes. Even the younger girls of the group (who secretly grumble about having to do it at home) were shocked by the lack of recycling. As the company that you are, I think this needs to be altered immediately as we all know the long term damage that this is having on our world. Thank you. - Peach - October 2018

10/10 - We had a brilliant time. The house was excellent and very well appointed with everything we needed and much we didn’t expect - such as books and toys for the children. The heated pool was loved by all and the young ones enjoyed the trampoline and swings. The family thought the accommodation was excellent - so much so that one daughter wanted to take her bed home, it was so comfortable!!! Well done Ramscombe. - Blow - September 2018

10/10 - Mortimer - August 2018

10/10 - We were looked after brilliantly by the host and the house was excellent. Not sure why the plugs in some of the sinks did not work. - Statham - August 2018

10/10 - Everything about the property was first class. The water is always very hot, the house is very clean. The pool and the garden, were great for occupying the children. All the staff and contact people were so friendly. The beach in Minehead, was very sandy, plus easy to park, and not crowded. Thank you all. - Yonwin - August 2018

9/10 - The property was as I hoped it would be. It was well appointed and plenty of space for all. We visited Dunster Castle, Watchet and the Steam train. - Palmer - August 2018

9/10 - It's great to have good water pressure in the showers, but it's quite difficult to control and some of our group with youngsters were almost blasted away! Not sure if anything can be done? The bed near the window in the room by the pool creaks loudly as you get in and out, which it didn't do the last time we stayed. The house and garden were lovely and clean, well presented and when we had a problem with the pool it was sorted out quickly - can't ask for more. Everyone had a great time, as we have before when we've stayed at this property. Hope we can find another one of yours located somewhere else with an extra bedroom as we're outgrowing this one and have visited all the attractions after three visits. Many thanks to Helen for her help and kindness. Diggerland was great for all ages - our 5 year old drove a digger and 12 year old drove a car! - Cottle - August 2018

10/10 - Swimming pool was fantastic. Double cutlery and crockery was brilliant and made such a difference. We had a lovely meal cooked by Gayla Stewart and served by Helen. We tried to think of anything that would improve Ramscombe and all we could come up with was a clock in the swimming pool area - and possibly one in the living room area. Oh - and one of us suggested that you put up a sign in the games area saying "If you can't find the balls for the football machine, try tipping it up!". We searched for ages for the balls until our younger daughter (34!) hit upon that idea!! We can recommend days out to Dunster Castle (excellent National Trust). Train to Minehead. Walk round reservoir. - Collington - July 2018

9/10 - We can recommend days out to Dunster CastleWillow CentreQuantock Riding School .....fabulous attention to detail for children between 4 and 11. Some details could have added to the ambience I think..... I thought that the campus of the property could have been made more attractive with some plant pots and perhaps a few shrubs especially around the back where trees had been lopped and were just trunks. A tumble dryer would have been helpful with so many children. Shuttlecocks to go with badminton racquets and a net. - Henderson - May 2018

10/10 - The pool was a great hit with everyone. The whole experience was delightful with spacious and comfortable accomodation indoors and a variety of activities outside to keep all age groups happy. Easy access to walks on The Quantocks too. We can recommend a day out to Kilve Beach. The children loved exploring the rock pools and spotting fossils. - Seaman - June 2018

10/10 - The grandchildren were so happy that they could use the pool whenever they liked. The layout of the accommodation is superb. It would be good to fix the lock on the end door of the pool - a known fault. Then we could have been sure that little ones could not get in without adult supervision. Also, the lounge patio door nearest the front door was a bit difficult to lock. Neither of these detracted from the holiday - hence the highest rating. - Henderson - May 2018

10/10 - Wow! The whole experience has been perfect. Thank you. - Hussain - May 2018

10/10 - Duckett - April 2018

10/10 - We stayed at the property for the whole weekend as it was my hen party but what an amazing house it was. It was luxurious and had everything we needed to have a fab weekend. It exceeded my expectations and everybody was taken aback at how wonderful it was. We couldn’t have asked for more from a property and made it a perfect weekend. The property was exceptionally clean and well maintained and had everything we needed for a weekends stay. We had a house full of guests and beauty therapists and still we didn’t feel like we were falling over one another. The pool was a luxury and plenty to keep us entertained outside too. We had beautiful weather which was an added bonus. Will start looking for a bigger property for my 40th Birthday in October now as I loved the property and everything it had to offer. Helen was very welcoming and showed us everything we needed to know and even had fresh milk and a Victoria sponge waiting for us on our arrival. We have rented many holiday let properties over the years and this was by far the best one we have had . Will definitely be back. - Mayo - April 2018

10/10 - Loved the swimming pool. Meet by excellent staff. Excellent service on booking. All excellent. Thoroughly enjoyed ourselves. Can recommend the horse riding, lunch at Hood Arms Kilve follwed by a walk down to Kilve Beach. - Topazio - April 2018

10/10 - I enjoyed how enclosed the cottage was outside... you could always see where kids & friends were. The pool room was so nice & hot! Heating in villa was perfect. Loved that you had all sky channels & games to keep everyone entertained. Was a great weekend and will definatly return. - Bonser - April 2018

10/10 - It was a family birthday for my mothers 88th so it was family and friends and had everything we needed. It was great to get together. The table tennis and swimming pool were great fun. Everybody had a fabulous time. Facilities were brilliant. Second time we have used sleeps12 and will definantly use again. - Hathaway - March 2018

10/10 - We enjoyed the relaxed atmosphere, the children used the pool, table tennis and played boules. The weak WiFi signal was a blessing! Apart from a short walk on the Quantocks we couldn't drag our grandchildren away from the pool. Amor Family - February 2018
