BBQ: Gas BBQ for use Easter to the end of October. Some gas supplied, more can be purchased locally if needed. Note that logs must NOT be used on this.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, and towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.
CCTV/Noise Monitors: CCTV covers the drive. Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres, coffee machine by Grind. Only Grind compostable capsules must be used with this; one pack will be supplied for guests, more are available to purchase online.
Cots: 2 travel cots available on request. Note these are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Sorry, pets are not allowed at this property.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (champagne flutes, wine glasses, tumblers, pint glasses, plastic tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Food Deliveries: Asda, Sainsburys, Tesco, Morrisons and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table.
Garden: Large secure garden, large patio. NB: There is a stream running along the edge of the garden, although this is fenced off, children should be supervised at all times.
Guests: This property sleeps 15 guests in 6 bedrooms. For more details please see the Floor Plans.
Due to planning restrictions this property is unable to accept bookings from groups aged under 25.
Highchairs: 2 available on request.
Hot Tub: The hot tub is in the garden at the back of the house and is covered by a wooden gazebo. It seats 6.
Kitchen/Utility: 4 oven electric range cooker, 5 ring induction hob, US style fridge-freezer with ice machine, 2 dishwashers, wine fridge, microwave, washer/dryer.
Music: Google Max speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 6 vehicles. More can be arranged if required.
Rooms: 6 bedrooms (4 ensuite), bathroom, shower room, large kitchen/dining room, living room, games room.
Room Configurations: Bedrooms 1-4 have zip and link beds (super king or twins); Bedroom 1 also has 2 single beds, Bedroom 3 has 1 additional single bed. Bedroom 5 has a double bed, Bedroom 6 has a double.
Stairgates: Both staircases have retractable stairgates. The main staircase has them at the top and bottom; the staircase in the Games Room only has a gate at the top but bear in mind that this room can also be locked for safety.
Toddler Beds: 2 toddler beds are available on request. These are for infants aged 4 years and under.
TVs: Smart TV in living room, all bedrooms have Freeview TV, Bedrooms 1 and 3 have Smart TVs.
Wifi: Fibre.
Wood-burner: Wood-burners in the living room and games room for use Nov-Apr. The first basket of logs is supplied, with more available to purchase from the owner or from a local garage.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used. NB: Pinklet is a very old thatched cottage so it is very important that candles are not used at the property. This is a serious fire risk so guests must not under any circumstances light candles anywhere inside or outside the house during their stay.
