BBQ: Gas BBQ available Easter to the end of October, with gas provided.
BBQ Lodge: Charcoal BBQ with one bag of charcoal provided.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the spa hall.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 travel cots available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (pint glasses, wine glasses, tumblers, champagne flutes), tablecloth.
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms, iron and ironing board.

Features: Private spa hall with heated pool, hot tub, sauna, WC/changing room and shower, games room, movie room, BBQ lodge, children’s play equipment. Access friendly with an elevating bed and hoists available, and a lift to the sun terrace.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table and table football.
Garden: Large secure grounds, large first floor sun terrace, patio and garden furniture.
Guests: This property sleeps 12 guests in 6 bedrooms. 2 more people can be accommodated on extra guest beds at an additional charge per person. For more details please see the Floor Plans.
Highchairs: 2 provided on request.
Hot Tub: The hot tub is in the spa hall and can be used year round. It seats 10-12. If requested a hoist can be installed to aid access into the hot tub for the less able bodied.
Kitchen/Utility: 2 large ovens, 2 warming drawers, 2 combi ovens, 5 ring induction hob, 2 dishwashers, 2 fridges, freezer, ice machine, wine cooler.
Movie Room: 75” TV with Sky Q.
Music: Surround sound system. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 bedrooms (4 en suite) including 1 fully accessible bedroom with a large wet room, bathroom with bath and separate shower, games room, snug, movie room, large kitchen/dining room, utility, spa hall, WC.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins. Bedroom 4 has the option of an access friendly elevating bed (no extra charge) which you will need to request after you have made your booking. A hoist can be provided for this room for easy escape in the event of an emergency - again you will need to request this.
Sauna: The sauna is in the spa hall and seats 6-8.
Stairgates: Top and bottom of both staircases.
Swimming Pool: The pool is in the attached spa hall and is heated to 28-30 degrees, measuring 10m x 5m with a constant depth of 1.2m. There are steps in the corner for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: Freeview TVs in the games room, Smart TVs and Amazon Dot in the kitchen and all bedrooms.
Wifi: BT Infinity fibre.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
