BBQ: Gas BBQ for use from the start of the Easter holidays to the end of October half term, with gas supplied.
Bed Linen and Towels: Duvets and pillows (synthetic filled), bed linen, bath robes, towels, and towels for use with the pool/hot tub are provided. Please bring appropriate footwear for use with the pool and hot tub.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 1 travel size cot is available on request. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, high balls, gin bowls, cocktail glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.

Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large garden to explore with a pond, a little Japanese bridge, outdoor pool and hot tub.
The garden has an unfenced pond and culvert so children must be supervised at all times.
Guests: This property sleeps 12 guests in 6 bedrooms with room for 2 extra children aged 16 years or under on a sofa bed. For more details please see the Floor Plans.
Highchairs: 1 available on request.
Hot Tub: The hot tub is in the courtyard garden by the annexe. It seats 6 and can be used year round.
Kitchen/Utility:
House: 2 ovens and 5 burner induction hob (electric), slow cooker, tall fridge freezer, dishwasher, wine fridge, microwave. Extra fridge-freezer, washing machine and tumble dryer in the utility room.
Annexe: Electric oven, induction hob, fridge-freezer, microwave, washing machine.
Music: Portable Alexa speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 6 vehicles.
Rooms: Main house: 5 bedrooms (1 ensuite), family bathroom, ground floor shower room, living room, kitchen/dining room, utility room, annexe with bedroom, small kitchen, living room and private garden area.
Room Configurations: Bedrooms 1, 2, 4 and 5 have king size beds, Bedroom 3 can be a twin or king size room, and Bedroom 6, in the annexe has a double bed and an optional extra sofa bed for 2 children aged 16 years or under at no extra charge.
Stairgates: Fixed retractable stairgates, top and bottom.
Swimming Pool: The outdoor pool is available for use from March 1st - Oct 31st. It is heated to 28 degrees and measures 16m x 5.3m, narrowing to 1.7m. The shallow end is approximately 12cm and the deep end 3m. There are steps to aid access, and a slide. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Smart TVs with access to streaming services (own passwords) and Sky TV (full package including Sky Movies and Sky Kids) in living room, kitchen, annexe and Bedrooms 2, 4 and 5.
Wifi: Fibre.
Wood-burner: Wood-burners in the living room and kitchen for year round use, with logs supplied.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
