BBQ: Gas BBQ available Easter to the end of October, with gas provided.
BBQ Lodge: Charcoal BBQ available all year round. 1 bag of charcoal is provided, more can be purchased from the owners prior to your stay.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes for all guests aged 12 years+, and house towels are provided. Please bring your own towels and appropriate footwear for use with the pool, hot tub and sauna.
CCTV/Noise Monitors: Security cameras operate on the outside areas, including the play area. Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay.
Coffee Machine: Bosch Tassimo coffee machine (no pods supplied), 2 cafetieres.
Cots: 1 full size cot available on request. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Sorry, pets are not allowed at this property.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, highball glasses, tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, shampoo and conditioner, hairdryers in all bedrooms, iron and ironing board.

Features: Covered heated swimming pool, hot tub, sauna, BBQ lodge, games room, children's play equipment, trampoline, outdoor table tennis.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table.
Garden: Large terrace, outdoor furniture.
NB: There is a ha-ha off the front of the terrace, with a drop of 6ft. Care must be taken at all times and children must be supervised.

Highchairs: 1 highchair and 1 booster seat available on request.
Hot Tub: The hot tub is by the swimming pool to the side of the house. It seats 6-7.
Kitchen/Utility: Electric range cooker with 2 ovens and a combi-oven/microwave, 4 ring electric hob, dishwasher, extra combi oven/microwave, walk-in larder, US style fridge/freezer, washing machine, tumble dryer.
Music: iPod docking station. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Pizza Oven: Gas pizza oven available Easter to the end of October, gas supplied. See the perfect Homemade Pizza Dough recipe.
Rooms: 5 bedrooms (2 ensuite shower rooms), large kitchen-dining room, games room, family bathroom with shower and bath, large living room, sun room, utility, WC.
Room Configurations: Bedrooms 1, 3 and 5 all have a super king size bed and a single; Bedroom 2 is a twin room, and Bedroom 4 a king size.
Sauna: The barrel sauna is by the swimming pool at the side of the house. It seats 6.
Swimming Pool: The covered pool can be used year round and is at the side of the house. It is heated to 28-30 degrees, measuring 16ft x 32ft, with a constant depth of 4.6ft. There are steps in the pool to aid access. There is a separate wet room and changing room for use with the pool. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: Freeview TVs with Sky (full package) in living room, kitchen, sun room and bedrooms, Smart TV in games room.
Wifi: Broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
