Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool.

Coffee Machine: Dolce Gusto coffee machine, pods not supplied.
Cots: 2 travel cots (sheets not provided) available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 2 dogs welcome (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet. Dog waste bags are provided.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (tumblers, highball glasses, champagne flutes, wine glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, bin bags, hand sanitiser, hand wash and shower gel in all bathrooms.
Hairdryers in all bedrooms, iron and ironing board.

Features: Covered heated swimming pool (daylight hours only), games room, BBQ lodge, children's play area and trampoline.
Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Table football and pool table.
Garden: 1 acre garden (secure when gate is closed), patio with furniture and BBQ.
Guests: This property sleeps 16 guests in 8 bedrooms. 2 more people can be accommodated on extra guest beds at no additional charge. For more details please see the Floor Plans.
Note that due to planning restrictions this property sleeps a maximum of 14 guests from single sex groups.

Music: Bose Wave music system. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 8 bedrooms (7 ensuite), 1 bedroom with ensuite WC and basin, family bathroom with bath and shower, kitchen/dining room, living room, library, utility, WC.
Room Configurations: Bedrooms 1-4 have zip and link beds that can be arranged as super kings or twins; Bedrooms 5 and 7 both have a king size and a single bed, Bedroom 6 has a king size bed, and Bedroom 8 has a small double.
Swimming Pool: The covered pool is in the garden, to the side of the house and is for daylight use only. It is heated to 28-30 degrees for year round use and measures 10m x 5m with a constant depth of 1.5m. There are steps in the corner for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: There is a TV in the living room with Sky (Sports & Movies), all bedrooms and the games room have Freeview TVs.
Wifi: Broadband.
Woodburner: Wood-burning stove in living room; 1 composite log (approximately 4 hours burn time) is supplied.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
