BBQ: There is a gas barbecue at The Farmhouse and another at The Cottage. Gas is supplied. These are for use from Easter to the end of October.
Bed Linen and Towels: Duvets and pillows (synthetic/hypoallergenic), bed linen, towels and bath robes are provided. Pool towels can be provided for your stay at a small charge (see Extras). Please bring appropriate footwear for use with the pool, and for going to and fro.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: There is a Nespresso coffee machine at The Farmhouse and also at the cottage, with 6 pods supplied for each (mix of flavours). There is 1 cafetiere in the main house and 1 in The Cottage.
Cots: 2 travel cots are available on request. These are for infants aged 2 years and under. Internal measurements are 1m x 0.70m. Note that bedding is not provided for travel cots.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Directions: These can be found within your booking information after you have secured your holiday.
Dogs: Sorry, pets are not allowed at this property.
Electric Vehicle Charging: 1 EV charging point for guests to use. This must be selected as a Chargeable Extra after you have made your booking - note that this is non-refundable. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles. Please see Electric Vehicle Charging and Holiday Accommodation for important information.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers).
Initial supplies* of the following:at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 3 x laundry pods, hand soap, hairdryers in all bedrooms.
*These items are not necessarily provided for the whole of your stay - you may need to buy more.
Features: Indoor swimming pool, Games Room with full size snooker table, table football, large grounds, shepherd’s hut.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large landscaped gardens with lawns, large terrace, outdoor furniture, croquet and shepherd’s hut.
Note that there is a small stream running through the garden and a larger one in the woods, so children must be supervised at all times.
Guests: This property sleeps 12 guests in 7 bedrooms – 4 in The Farmhouse and 3 in The Cottage. There are 3 optional extra guest beds suitable for children under 12 at no extra cost - please note that due to insurance restrictions only 2 of these can be used and that they are for children aged 12 years and under. For more details please see the Floor Plans.

The Farmhouse: 4 ring induction hob, 2 x electric ovens, 2 x dishwashers, US style fridge, wine fridge, microwave, under counter fridge in utility area, washing machine, tumble dryer and drying rack.
The Cottage: Electric cooker with 1 oven and 4 ring induction hob, dishwasher, upright fridge/freezer, washing machine and drying rack.
Movie Room: 64” Smart TV with separate DVD player. Streaming sites can be accessed with guests own passwords.
Music: Sonos system throughout the ground floor of The Farmhouse, used via an App on your phone. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 10 vehicles.

The Farmhouse: 4 bedrooms (3 ensuite), family bathroom, huge open-plan kitchen/dining/living room, games room, movie room, utility room, WC.
The Cottage: 3 bedrooms (1 ensuite, on the ground floor), family bathroom, kitchen, dining room, living room, utility room, WC.
Room Configurations: In The Farmhouse, Bedrooms 1 and 4 have super king beds and Bedrooms 2 and 3 have zip and link beds (super king or twin). In The Cottage, Bedroom 1 has a super king, Bedroom 2 has zip and links (super king or twin) and Bedroom 3 has an optional single bed.
Shepherds Hut: This is tucked away amidst the trees and with wifi, doubles up nicely as a work area or children’s ‘den’. It has two desks and a sofa.
Stairgates: This property does not have stairgates due to the contemporary style of the staircases.
Swimming Pool: The kidney shaped indoor pool is in its own building set into the hillside, with a green roof; it is heated to 28 degrees and measures 11m x 6m at its widest point and 3m at its narrowest. The depth is a constant 1.2m. There is a handrail and ladder to aid access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: All bedrooms have Smart TVs with access to streaming sites (own passwords). There is a TV in the living room in The Cottage.
Wifi: Fibre broadband
Wood-burner: There is a wood-burner in the games room in The Farmhouse and a double-sided wood-burner in The Cottage between the dining area and the living room. Logs and kindling are supplied year round for these.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
