BBQ: Charcoal and gas bbqs available Easter to the end of October. Gas is provided, but you will need to bring your own charcoal. The gas BBQ must not be moved - it can only be used in the back garden where it is situated, due to insurance regulations.

BBQ Lodge: This has a charcoal BBQ and is available year round. 1 bag of charcoal is provided, more can be purchased from the owners prior to your stay. 

Bed Linen and Towels: Duvets and pillows (mix of synthetic fibres and feather/down), bed linen, cot mattress sheets, bath robes for all guests aged 12 years+, and house towels are provided. Please bring your own towels and appropriate footwear for use with the hot tub.

CCTV: CCTV covers the drive, parking area and some of the outdoor areas.

Check In Details: This information can be accessed within your booking 4 weeks before your stay.

Coffee Machine: Filter coffee machine and 2 cafetieres in the house, 1 cafetiere in the annexe.

Cots: 1 full size cot is available on request. This is for infants aged 2 years and under.

Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Directions: These can be found within your booking information after you have secured your holiday.

Dogs: Sorry, pets are not allowed at this property.

Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.   

Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, highball glasses, tumblers). 
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, shampoo and conditioner, hairdryers in all bedrooms, iron and ironing board.

*These items are not necessarily provided for the whole of your stay - you may need to buy more.

Features: Hot tub, BBQ lodge, outdoor table tennis, games room, large garden.

Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.

Games Room: Pool table.

Garden: Large grounds with outdoor furniture, outdoor table tennis, barbecues and pizza oven. Garden games – Giant Jenga, Giant Connect 4, boules, croquet, rounders, bat & ball, paddling pool for summer.
There is an unfenced pond so children must be supervised at all times.

Guests: This property sleeps 12 guests in 6 bedrooms (8 in the house, 4 in the annexe). 2 more children aged 12 and under can be accommodated in the house at no extra charge. For more details please see the Floor Plans (coming soon). 

Due to planning restrictions this property can only accept bookings from family groups.

Highchairs: 1 highchair and 1 booster seat are available for the house, and 1 highchair is available for the annexe. These will need to be requested prior to your stay.

Hot Tub: The hot tub is in the courtyard. It seats 8.

Kitchen/Utility: House: 4 oven electric Aga, combi/microwave oven, under counter in-built fridge and freezer, dishwasher. Utility: Dishwasher, washing machine, tumble dryer, extra freezer, extra fridge. Annexe: single electric oven - 4 ring electric hob, dishwasher – 1 cafetiere - fridge - freezer – microwave - washer-dryer

Music: Bluetooth speakers in house and annexe. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.

Parking: Off road parking for 5 vehicles.

Property Address: This can be found within your booking once you have secured your holiday.

Rooms:  House: 4 bedrooms (2 ensuite), children’s room (sleeps 2 extra children aged 12 years and under at no additional charge), family bathroom, large kitchen, dining room, living room, snug, games room, utility room, WC. The Dairy: Open plan kitchen/dining/living room, 2 ensuite bedrooms (1 is a Jack & Jill bedroom also accessed from the living room area – see ROOMS)

Room Configurations: Bedrooms 1, 2, 3 and 5 have king size beds, Bedroom 4 has a standard double and Bedroom 6 has twin beds. The Children’s Room has two single beds for extra children aged 12 years and under at no additional charge.

Stairgates: Due to the age of the house it is not possible to fix stairgates. There are doors at the bottom of both staircases which can be kept closed.

TVs: The house has TVs in the living room, dining room, games room and snug. The TV in the main lounge is a Smart TV with Sky and access to streaming sites (own passwords), those in the dining room and games room also have Sky. There is also a TV in the living room area of the annexe.

Wifi: Starlink throughout, also covers the patio/courtyard, limited access in the gardens.

Wood-burners: There is a wood-burner in the living room of the Farmhouse for use 1st Nov-31st March. The first basket of logs is supplied, more logs and kindling can be purchased from the owners prior to arrival.   

Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used. NB: Big Thatch is a very old thatched cottage so it is very important that candles are not used at the property. This is a serious fire risk so guests must not under any circumstances light candles anywhere inside or outside the house during their stay.
