BBQ: There is no barbecue at this property. Guests are welcome to bring their own barbecue and fuel.
Bed Linen and Towels: Duvets (microfibre) and pillows (mix of feather/down and synthetic), bed linen and towels are provided, though you will need to bring your own towels and appropriate footwear for use with the hot tubs.
CCTV/Noise Monitors: CCTV covers some of the outdoor areas and the internal steps to the music cellar.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Lavazza Jolie (Lavazza Eco Caps pods) and Tassimo machine (standard pods). Pods are not supplied.
Cots: Cots are not provided at this property.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Up to 5 dogs welcome per booking (small charge per pet). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, highballs; plastic half pint, pint, and highball glasses are provided for use with the hot tubs and in the music cellar).
Initial supplies* of: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, tin foil, bin bags, 2-in-1 washing powder, vegan/eco-friendly hand soap.
NB: Hairdryers are not supplied at this property.

Features: 2 hot tubs, games room, private music cellar/mini nightclub.
Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Retro style with table football, air hockey and pinball machine, as well as a games console and a variety of arcade games, (regularly changes for variety). NB: Some of the games have a small coin fee (50p or £1); please let us know if you need change for this during your stay.
Garden: Enclosed courtyard with raised pond/rill and outdoor furniture. The pond is not covered so younger children must be supervised at all times.
Guests: This property sleeps 26 guests in 13 ensuite bedrooms. For more details please see the Floor Plans.
Highchairs: Highchairs are not provided at this property.
Hot Tubs: There are 2 hot tubs in a private courtyard to the side of the property. These are for year round use and each seats 4-6 people.
Kitchen/Utility: 2 electric ovens, 5 ring induction hob, 2 fridges, freezer, dishwasher, microwave, ice machine. There is also a larder fridge in the games room, and a fully chilled beer cellar with wine racks.
Music Cellar/Mini Nightclub: Soundproofed with bar, small raised stage, sound system, SFX lighting and laser lights, smoke machine, and digital jukebox with extensive track list. Note that amplified music is allowed in the music cellar only and that doors must be closed when music is playing.
Music: Sound system and digital jukebox in the music cellar. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 30 vehicles. There is a drop off point for easy access to the property.
Rooms: 13 ensuite bedrooms, open plan kitchen/dining room, snug, games room, private music cellar/mini nightclub.
Room Configurations: Bedrooms 1-8 have king size beds and ensuite shower rooms, Bedrooms 9-13 are twin rooms, also with ensuite shower rooms, except for Bedroom 13 which has an ensuite bathroom with a freestanding bath and separate shower.
TVs: 88” TV with Sky Sports & Movies in the open plan living area, 55” Smart TVs in all bedrooms. Guests can access streaming sites using their own passwords.
Wifi: Fibre/5G in all central areas.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
