lntroduction
Riverside Cottage is a large, red brick Victorian property. Formerly two cottages, it has been thoughtfully converted into one dwelling with two separate staircases. There is good vehicular and pedestrian access at the front of the property and a driveway with parking for up to 8 cars. There is a games room, hot tub and children's play area.
Pre-Arrival
By Road: You will find detailed directions in the check in information which can be viewd after you have made a booking.
Bus: The nearest bus stations are at Taunton or Bridgwater (both approx.10 miles). From Taunton you can catch a bus to North Curry or Stoke St Gregory, both 1.5 miles away. Taxis can be booked from Taunton and Bridgwater to Riverside.
Trains: The nearest train station is at Taunton (approx 10 miles). There are usually taxis available at the station.
Groceries can be delivered by Waitrose, Tesco, Asda, Cook or Sainsburys by ordering online.
Arrival & Car Parking Facilities
From the lane there is a wide access driveway with parkign for 6 cars, accessed through a 6 metre opening. Large wooden gates lead into the garden with further parking for two cars.
The parking area leads through a 3.5 metre wooden gate to a concrete driveway and then to a terraced path leading to the front door.
Main Entrance & Reception
The entrance to the property at the front has one small 10.5cm step over the wooden threshold. The front door is 85cm wide (maximum opening width of 73.5cm). The front door height is 1.97m.
lnside the front door is a small tiled vestibule with a further 6.5cm step over the UPVC threshold with access to the first sitting room. A fully glazed UPVC door is a width of 75cm (maximum opening width 72cm). The door height is 1.83m.
Inside
The first sitting room/dining room has a flagstone floor. Straight ahead, is a 79.5cm opening (no door) with a height of 1.91m, leading into the kitchen and breakfast area.
The kitchen has a wooden plank effect ceramic tiled floor.
From the kitchen there are steps up to a door that opens onto the riverbank and has a UPVC threshold. Care should be taken using all back doors as the head height is seriously restricted. The first step up is 18.2cm, the second step is 18cm, and the third step 18cm. There is a UPVC lip/threshold onto the riverbank of 5cm in height. The door leading to the riverbank is 1.27m in height and the width is 71cm, with a maximum opening width of 69cm.
The oak table height in the kitchen is 79cm and the work top heights in the kitchen are 91cm. The bench around the kitchen table is at a height of 48cm and is cushioned for comfort.
There is an 77.5cm (max opening 76cm) doorway (1.85m height) through from the kitchen into the main sitting room which has a 42 inch flat screen TV, DVD player and 3 sofas/bean bags for 12 people, overhead lighting and a side table with a lamp, plus a nest of tables. This is a carpeted room with two shaggy rugs, a coffee table and pictures on the walls.
A glazed door through to the garden room is 72cm wide, with a maximum opening width of 69cm and there is a UPVC lip/step/threshold step of 6cm. The door height is 1.81m.
There are double doors leading into the garden from the garden room; these measure 1.56m wide. Each door opens a maximum of 75cm and the height of these doors is 1.88m.
Off the sitting room there is a shower room & separate WC/cloakroom via a door measuring 56.5cm with a maximum opening width of 52cm. The height of this doorway is 1.82m. The shower room is fully tiled although the shower has shower board panels on three sides.
There is a shower immediately to the right of this room, with a step up of 7cm. The maximum opening for the shower door is 42.5cm. Off this shower area is a door through to the WC and wash handbasin. This doorway is 1.98m high and 66.5cm wide with a maximum opening width of 63.5cm. The sink in the shower room is 86cm to the top of the front of the basin.
The utility room is accessed from the first sitting room, up a 4cm step through a doorway 74cm wide, (max opening 71.5cm) with a height of 1.95m. Off the utility room is the laundry room, games room and groudn floor WC.
The laundry room has a 75cm wide opening (no door). The height of the doorway is 1.89m. There is a full size washing machine and tumble dryer. From here a door leads out on to the river bank, with three steps. Step one is 15cm, step two is 15cm, and step 3 is15cm. There is a 4cm UPVC raised door lip out onto river bank. The door width is 66cm wide, with a 63cm maximum opening width, and a height of 1.31m.
From the utility room to the games room there is one 16cm step up. The door width is 74cm with a maximum opening width of 71cm. The height of this door is 1.92m.
From the utility room to the downstairs WC there is one 12.5cm step up. A sliding door into the WC is 63cm wide, although only opens to a maximum of 55cm wide. The door height is 1.97m.
The games room has a bar top, a sofa, a pool table, table football and table tennis, as well as 3 bar stools. Sliding French windows open out onto the deck area where the hot tub is sited; the French windows are 98.5cm wide, although they open to a maximum width of 90cm. There is a UPVC lip of 1.5cm across a 8.87cm threshold and the height of these doors is 1.91m. There is a 25cm step down from the hot tub to the terrace.
Bedrooms
Zip and link beds can be arranged as superkings or twins.
Bedroom 1 - This room is approached via the staircase that rises from the main sitting room stairs (each one 20cm in height) which curve around to the left at the top. The doorway height into the bedroom is 1.93m and the width is 78cm (max opening 73.5cm). From the end of the kingsize bed to the wall is 39cm (i.e. restricted width at end of bed to en suite. There is a bedside cabinet with a lamp, a dressing table and a stool.
The en suite shower room has a doorway height of 1.95m and a width of 62cm wide (max opening 57cm). The height of the sink is 1.01m. There is a step into the shower of 9.5cm in height and the maximum opening into the shower cubicle is 52cm. The sink height is 87cm from the floor to the top of the sink.
Bedroom 2 - This room is approached via the staircase that rises from the main sitting room stairs (each one 20cm in height) which curve around to the left at the top. The doorway into the bedroom is 1.96m high and 79cm wide (max opening 75cm). There is a wooden double bed with a bedside table and a lamp, a chest of drawers and a chair.
The en suite shower room has an entrance doorway with a height of 1.95m and a width of 62cm (max opening 57cm). The height of the sink is 87cm. The shower step is 9.5cm high and the maximum opening into the shower cubicle is 52cm.
Bedroom 3 - The doorway is 1.92m high and 72cm wide (max opening of 71cm). There is a double Victorian style bed with a bar foot end. The bed height from the floor to the top of the mattress is 60cm. There are two windows overlooking the riverbank, three roman blinds, a chest of drawers, an iron hanging rail with hangers, a bedside cabinet with bedside lamp, and a mirror on the wall.
Bedroom 4 - The doorway is 1.93m high and 78cm wide (max opening of 76cm). There is a zip and link bed, two bedside cabinets and bedside lights, an iron hanging rail with hangers, a dressing table and a chair, and a mirror on the wall above the dressing table.
Bedroom 5 - The doorway is 1.93m high and 77.5cm wide (max opening of 76cm). There are twin wrought iron Victorian style beds with foot ends (these can be arranged as a superking bed). The bed height from the floor to the top of the mattress is 60cm. There is a chest of drawers with a lamp, a bedside table with a lamp, and a window overlooking the riverbank.
Bedroom 6 - This room is on the second floor and has zip and link beds. The bedroom is approached via a staircase from the first floor - the minimum width on this staircase is 62cm and the maximum width on the main staircase is 66cm wide.
The en suite shower room is across the landing and is approached though a doorway which is 1.96m height and 66.5cm wide (maximum opening of 65cm). The shower cubicle has a 9.5cm step into the shower. The shower door openable (entry) width 50cm. The sink height is 83.5cm from the floor to the top of the sink. The WC is 43cm from the floor to the top of the seat.
Family Bathroom:
The doorway is 1.91m high and 76cm wide (max opening 73.5cm). The sink is 86cm high from the floor to the top of the basin. The
WC is 43cm from the floor to the seat.
Shower Room with WC:
The doorway is 1.91m high and 74.5cm wide (max opening 72.5cm). The sink is 72.5cm high from the floor to the top of the basin.
The WC is 43cm from the floor to the seat. The shower has a lip of 7cm on a door with a maximum opening width of 45.5cm.
Outside:
The garden is to the front of the house and can be made secure by closing the gates. There is a large patio and a lawn with a children's play area to one corner. There is plenty of outdoor furniture - two wooden tables and 12 mesh covered garden chairs, two parasols and stands, a barbecue, and a picnic table with integrated benches.
General:
Good quality pillows and duvets are provided.
There are TVs and remotes in Bedroom 6 and Bedroom 3.
Hair dryers are provided. Clothes hangers are provided.
All rear windows have safety openers (keys are available on request).
The attic bedroom (Bedroom 6) has an emergency evacuation slide which clips into two holes on the vellum window sill and the slide then opens out down the roof for evacuation in the event of a fire.
The house has smoke alarms fitted throughout and has passed all the required electrical tests.
The house has full holiday home Insurance.
