Introduction

Kingshay Barton is a luxury barn conversion in Somerset that sleeps up to 23 guests in 10 en suite bedrooms and has a spa hall with an indoor swimming pool, hot tub and sauna.
7 of the bedrooms are on the ground floor; 4 are in the attached old stable block and are accessed from the front courtyard. The other 3 are accessible from inside the house or from the courtyard.
There are 3 bedrooms on the first floor, accessed via a solid oak staircase.
There is underfloor heating throughout the ground floor and radiators upstairs.

Pre-Arrival

By train: The nearest train station is at Crewkerne, just 2 minutes by car or a 5 minute walk. Crewkerne station is on the Waterloo to Penzance line.
By bus: South West Coaches 96 96A Y9 stops at Crewkerne train station and at The Globe Inn – both are just a few minutes walk from Kingshay Barton. This route runs from Chard to Yeovil in Somerset.
Taxis: Crewkerne Taxis (01460 75088) and MP Taxis (01460 73009) are recommended.
By car: You will be given detailed directions in your check-in information once you have made a booking.
Grocery deliveries: Waitrose, Tesco, Sainsbury’s and Asda will deliver to this property .
Equipment: There is a ramp into the house. On the ground floor, Bedroom 5 has an en suite wet room; a shower stool can be provided if required. Note that the Cinema Room is only accessible via stairs. Other accessibility items can be arranged via independent providers such as The Red Cross.

Arrival

A private gravel drive off a no-through road leads to electric security gates; beyond this is enough parking for up to 10 cars within a maximum distance of 100 metres of the property.
There is adequate sensor activated lighting covering the car park and entrances.
There are two EV charging points at Kingshay Barton.
On arrival, guests will need to press the CALL button on the keypad at the gate. The House Manager will answer and open the gates.
All guests will be welcomed by the property manager and will be given a short tour of the reception spaces.
​​​​​​​Each bedroom has an individual key that guests can use if they wish.
All keys are the responsibility of the rental guests and we advise that you always use the key safe during your stay.

Entrance to Property

There are 5 steps up to the main door of the house and a paved gentle slope to the rear of the building.
Ramp access is available for the ground floor bedrooms and the rear door of the house.
The front door is 890mm wide and the rear door 1600mm.
There is hard flooring throughout the property.
There are wall and ceiling lights throughout the property.

Ground Floor

Access to the open plan kitchen, dining area and lounge is via the main entrance hall.
There are 7 bedrooms on the ground floor of the main house. One has a wet room measuring 3.2m x 1.49m with an overhead and handheld shower. The doorway to the bedroom is 830mm wide and to the wet room, 740mm.

Kitchen

The open plan kitchen, dining area and lounge is a large and spacious room with double doors onto the patio at the back of the house, access to a walk-in pantry/utility room, and steps down to the ground floor bedrooms.
The ground floor bedrooms can also be accessed via a door from the front courtyard.
The fitted kitchen has 2 dishwashers, wine fridge, full height fridge, 5 ring induction hob, 6 ovens including a microwave and 3 warming drawers, and an extractor fan.
The walk-in pantry/utility room has a freezer, washing machine and tumble dryer.
The dining area has a table measuring 1.2m x 6m to seat up to 23 people.
There is also soft seating for 8-10 guests.

Snug

The snug can be accessed internally via 4 steps or by level access from the front courtyard.
The room has a plenty of comfy seating.
There is a 55” television with a full Sky and BT package.
There is a Sonos music system link in this room.

Games Room

The Games Room also has a 55” TV with a full SKY and BT package.
There is a Sonos music system link to room speakers and to the spa hall.
A secure door leads through to the spa hall.

Cinema Room

The Cinema Room can only be accessed via 9 stairs.
There is a 7m x 4m screen with a rear projector and surround sound.
There is fixed tiered seating for 18, arranged over 3 levels, and beanbags for extra seating.
There is heating and air con in this room which works from the same unit.

Ground Floor Bedrooms

All bedrooms have zip and link beds which can be arranged as superkings or twins.
There is hard flooring in all ground floor bedrooms and all have 49” Smart TVs with Freeview.
There are bedside lamps and ceiling spotlights.
The 4 bedrooms in the old stable block have level access from the front courtyard.

Stairs

The oak staircase rises from the hall and is 900mm wide.

First Floor Bedrooms

All first floor bedrooms have hard flooring, 49” Smart TVs with Freeview, bedside lamps and ceiling spotlights.
Beds are all zip and link (superking or twins).

Garden

The 2 acre grounds wrap around 3 sides of the house. There is a large paved patio at the back of the house, accessed via double doors from the open plan kitchen, dining area and lounge.
The rest of the garden is laid to lawn with shrubs and flower beds, and a ‘mini Stonehenge’.
Gates lead to a wild flower meadow with a stream, and to a wooded area also with a stream.
There is a stone built BBQ bothy in the garden, with a charcoal barbecue and a slate table and benches to seat up to 23 people.

Swimming Pool (NB: Children must be supervised at all times)

Access to the spa hall is through secure doors from the Games Room.
The spa hall measures 6.75m x 17.2m and the pool itself is 4.9m x 10m with an even depth of 1.2m. There are steps in one corner to aid access.
The area around the pool is tiled with limited seating.
There is a pool side shower and there are changing rooms and a WC as you come into the spa hall from the Games Room.

Hot Tub

The sunken hot tub is circular, measuring 3m in diameter. There are 3 steps down into it and a stainless steel handrail to aid access.

Sauna

The glass fronted sauna measures 1.95m x 2.7m and seats 8-10 people.
