BBQ: Gas BBQ for use Apr – Nov, with gas provided.
Bed Linen and Towels: Duvets and pillows (synthetic, feather/down, hypo allergenic), bed linen, bath robes and towels are provided. You will need to bring your own towels for use with the hot tub. Please bring appropriate footwear for use with the hot tub.
CCTV: There are cameras at main and side doors to the property.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: Nespresso coffee machine – uses standard pods, with an initial supply for guests provided. At least 2 cafetieres.
Cots: 1 travel cot is available on request. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 1 dog welcome at a small extra charge. Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, tumblers, water glasses, pint glasses).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of hand wash and body wash, hairdryers in all bedrooms.

Features: Hot tub, games room, lift to all floors, all floors access friendly, Giant Jenga for outdoors.
Food Deliveries: Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Games room with pool table and table football (tbc). This room, on the lower/garden level, also has a fridge.
Garden: The garden and lawn overlooks the estuary and has a hot tub, outdoor furniture and a barbecue.
Note: The gardens are not entirely secure and the sea wall forms part of the boundary. Beyond this there is a 20ft drop, so children and dogs must be supervised at all times.

Hot Tub: The hot tub is outside in the garden. It seats 5 and is for use until 9pm.
Kitchen/Utility: Range cooker with 2 electric ovens, 5 burner gas hob, dishwasher, large pantry style fridge-freezer, microwave, washing machine, tumble dryer, iron and ironing board.
Music: BlueTooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for 5 vehicles.
Rooms: 7 bedrooms (6 ensuite), family bathroom, games room, kitchen/living room, dining room, TV room, games room.
Room Configurations:
Top Floor: Bedroom 1 has a king size bed and a single, Bedroom 2 has a king size bed, and Bedroom 3 has zip and link beds (king size or twin).
First Floor: Bedroom 4 has a king size bed, Bedrooms 5 and 6 have double beds.
Lower/Garden Level: Bedroom 7 has zip and link beds (super king or twin).
Stairgates: There are no stairgates at this property.
TVs: Smart TVs in main living areas with access to streaming sites (guests’ own passwords).
Wifi: Superfast broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 9pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
