Hunky-Dory- Access Statement

This access statement does not contain personal opinions as to suitability for those with access needs, but aims to accurately describe the facilities and services offered to all guests/visitors. This statement has been drawn up by the owner(s) of Hunky-Dory and therefore Sleeps12 do not accept responsibility for any omissions or inaccuracies. Arrival and car parking:

Hunky-Dory has its own car park and driveway. The surface is pea gravel. There is a drop off bay nearer the house which guests can use for the duration of their stay if they have specific access requirement. The purpose made car park has room for about 20 vehicles and plenty of turning space. There is also a section for staff parking. The car parking area is fully lit during the evening hours. There are no CCTV cameras in the car park and owners leave valuables at their own risk.

There are large wooden farm gates into the driveway which are left open.

Two electric charging ports are located within the Estate Driveway. Directions can be provided.

Key safe and access:

You will be given a code prior to your arrival. We do not have any keys on The Estate. Your code can be used on the door which will grant you access to the house. We use the “Back” door for guests. The front door is nearly 300 years old and does not like being opened - apart from in emergency situations.

Keeping the key code safe is the responsibility of the rental guests and we advise that you always check that the door is locked/

The Property – General:

Hunky-Dory is a Georgian beauty. It’s been sympathetically restored and modernised for large family gatherings and has a large glass extension.

All internal doorways are a minimum of 900mm with 1200mm wider corridors.

The garden is automatically lit during evening hours.

There are wall lights, downlights, LED lighting and chandeliers throughout the property so you’ll be able to customise lighting to how you like it.

The house is three stories and has two sets of stairs - the front main staircase and the old fashioned back stairs, used by servants back in the day. The back stairs are steep, and are not great for everyone.

Floors are level on the ground floor - although the Kitchen and the Living Room have exposed traditional stone flooring. This, despite looking wonderful, has divots and is worn in places. All other flooring is Karndean.

The bedrooms, other than Bedrooms 3 and 7, do not have TVs. The house does not have Sky.

The Property – Rooms

Bedrooms:

There are 4 bedrooms on the first floor (one bunk bed room) and 4 bedrooms on the second floor.
Each bedroom has its own ensuite shower room. Some of the bedrooms can sleep 3 or 4 people. (See Floor Plans).
There are 3 super king beds and 4 king size beds. All are zip and link so can be arranged as twin beds if you prefer.
The main staircase is 930mm wide and has 13 steps. There is a banister one side.
The back staircase is 930mm wide and has 13 steps. There is a banister on both sides.
Bedroom 3 has a larger shower and a TV and is considered the Master Bedroom of the house.
Bedroom 7 has a freestanding bath tub within the bedroom as well as an ensuite shower room. It also has a TV.

Kitchen/dining room/pantry:

The open plan kitchen, dining room and utility measure 20m x 6m and is the central hub of the home. The pantry houses glassware, plastic glasses and overflow appliances.

The kitchen has 4 ovens (2 are also microwaves), 2 dishwashers, a fridge-freezer, ice maker and a drinks fridge. There are 2 cafetieres in the kitchen.

The dining area has a 9m x 1.2m table that can seat 24 adults comfortably. On the wall at the end of the table is a 74” TV.

Gaming Zone/Movie Room:

This room has four gaming chairs, a large TV and arcade games.

Games Room 1:

This is off the main hall and has table football and air hockey.

Games Room 2:

The games room is a short walk from the house, at the end of the walled garden. It has a 6ft pool table, a selection of board games and Jenga.

Outdoor Swimming Pool: (NB: Children must be supervised at all times)

The swimming pool at Hunky-Dory is heated all year around. The double doors out from the dining room are 1300mm in width, and the step down is 140mm. There is one step at the kitchen side of the room and one at the dining room side.
The pool measures 11m x 4.5m and has a constant depth of 1.2m; it is heated to a comfortable 29 degrees. Wide corner steps allow for easy access. There is no handrail.
There is a 1.8m surround on one side of the pool, with anti-slip tiles for safe pedestrian use, and at the far end there are loungers for relaxation.
There is a wall mounted shower for use before and after swimming.
There is an ice water plunge pool.

The swimming pool cover is operated by electrical buttons on the Games Room door. The cover is a semi hard cover, which manufacturers say if closed correctly, with the buckles done up at the end, toddlers, infants and dogs can walk on in an emergency. The Estate has not tried this and so cannot comment. All guests must watch their children at all times, and must never let children swim by themselves. The Estate cannot be held responsible for any accidents. Children should not play with the cover, and guests should certainly never try to close the cover if there is anyone in the pool.

Both the pool and hot tub have internal LED lighting for evening use.

Garden:

There is a large patio area with picnic benches and lighting. There is a gas BBQ and pizza oven for year round use (gas provided), and an outdoor sink.

There are 6 steps up to the all-weather lawn and to the sauna, hot tub, swimming pool and games room. There is no ramp and the steps do not have a banister. The first step is 310mm and the remaining 5 are 230mm in depth.

The hot tub has a secure lid with buckles. It is easily removed by an adult and sits behind the hot tub when opened.

There is one step into the sauna.

The walled garden is totally secure. There are 3 gates which guests must check are closed in order to make it safe for dogs and children; these are the front gate by the front door, the side gate by the yard, and the back gate into the Estate driveway.
