BBQ: Gas BBQ available Easter to the end of October, with gas provided.
BBQ Lodge: Charcoal BBQ for year-round use. 1 bag of charcoal is provided, more can be purchased from the owners prior to your stay.
Bed Linen and Towels: Duvets and pillows (synthetic fibres), bed linen, cot mattress sheets, bath robes for guests aged 12 years +, and house towels are provided. Please bring your own towels and appropriate footwear for use with the pool and hot tub.
CCTV/Noise Monitors: Security cameras operate on the outside areas including the play areas (NB: Owners live on site so consideration required). Please see CCTV At Your Large Group Holiday House for more information.
Check In Details: This information can be accessed within your booking 4 weeks before your stay.
Coffee Machine: 2 cafetieres. Bosch Tassimo coffee machine (pods not supplied).
Cots: 1 full size cot available in Bedroom 5 only. This is for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: Sorry, pets are not allowed at this property.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (wine glasses, champagne flutes, highball glasses, tumblers).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, shampoo and conditioner, hairdryers in all bedrooms, iron and ironing board.

Features: Outdoor pool, breeze hut, hot tub, BBQ lodge, children’s play equipment, trampoline, outdoor table tennis.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Garden: Large landscaped gardens, terrace, garden furniture, enclosed first floor veranda. NB: There is an unfenced pond in the garden so toddlers and younger children must be supervised.

Highchairs: 1 highchair and 1 booster seat available on request.
Hot Tub: The hot tub is in the courtyard and is for use until 10pm. It can be used year-round and seats 6.
Kitchen/Utility: 4 built-in electric ovens, 6 ring ceramic hob, 2 fridge/freezers, extra fridge, dishwasher, 2 wine coolers, microwave, washing machine, tumble dryer.
Music: Bluetooth speaker. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Pizza Oven: Gas pizza oven available Easter to the end of October, gas provided. See the perfect Homemade Pizza Dough recipe.
Rooms: 5 bedrooms (2 ensuite shower rooms), family bathroom, large kitchen/dining room, large first floor living room, utility, WC, enclosed first floor veranda.
Room Configurations: All rooms have zip and link beds that can be arranged as super kings or twins.
Stairgates: 2 available for the top and bottom of the stairs.
Swimming Pool: The pool is outdoors on the terrace; it measures 16ft by 32ft and is heated to 27degrees for use from early April until the end of October. The pool is shared with the property owners who rarely use it - it can be booked for exclusive use at an extra charge. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
TVs: TVs with Sky in living room, kitchen/dining room and all bedrooms. The same Sky channel can be accessed in all rooms.
Wifi: Broadband.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
