BBQ: Charcoal BBQ available Easter to end October. with the first bag of charcoal provided. More can be purchased locally or from the property owner.
Bed Linen and Towels: Duvets and pillows (feather and goose down) – (there is limited hypoallergenic bedding available if required - 4 x Pillows and 2 x Superking duvets), bed linen, cot mattress sheets, bath robes and towels are provided. Please bring your own towels and appropriate footwear for use with the pool and hot tub.
Check In Details: This information can be accessed within your booking 4 weeks before your stay. Check in time - 4pm. Check out time - 10am.
Coffee Machine: 2 cafetieres.
Cots: 2 full size cots are available on request. These are for infants aged 2 years and under.
Decorations: Please be respectful if you wish to decorate the property for a special occasion. Guests must not bring balloons with glitter into the property or garden and must not stick anything to walls, fixtures or furnishings.

Dogs: 1 small well behaved dog strictly by prior arrangement (extra charge). Please ensure you have read our Dog Rules before planning to bring your pet.
Electric Vehicle Charging: There are no EV charging points at this property. Due to insurance restrictions guests will not be able to use outdoor plugs or cables from the house to charge vehicles (see Electric Vehicle Charging and Holiday Accommodation). Please research the local area to find the nearest charging points.
Essentials: Enough crockery and cutlery for a dinner party, glasses (red wine, white wine, champagne flutes, pint glasses, highballs, small tumblers, Pilsner glasses, shot glasses, plastic glasses for outdoor use).
Initial supplies* of the following: at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, dish cloth, scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap.
Welcome Packs of shower gel, moisturiser and bath soak, hairdryers in all bedrooms.

Features: Private indoor pool, hot tub, children’s play equipment, trampoline, games room.
Food Deliveries: Dart Fresh, Asda, Sainsburys, Tesco, Waitrose and COOK will deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
Games Room: Pool table and table football.
Garden: Landscaped gardens with patio furniture and barbecue.
Guests: This property sleeps 12 guests in 6 bedrooms. 1 more guest can be accommodated on a sofabed on the mezzanine at an extra charge (this might suit a teenager). For more details please see the Floor Plans.
Highchairs: 2 available on request.
Hot Tub: The hot tub is on the patio just outside of the pool hall. It seats 6-8.
Kitchen/Utility: Large two oven range cooker, 5 ring induction hob, US style fridge/freezer with dispenser for ice-cold filtered spring water from the private water supply, wine cooler, 2 dishwashers, microwave, washing machine, tumble dryer.
Music: iPod docking station. Note that, as per our Terms and Conditions, no additional amplification equipment can be brought to this property.
Parking: Off road parking for several vehicles.
Rooms: 6 ensuite bedrooms, large open-plan kitchen/dining room, living room/games room with mezzanine, utility, indoor pool, WC.
Room Configurations: All bedrooms have zip and link beds (super king or twin).
Stairgates: Fixed - top and bottom.
Swimming Pool: The pool is in a separate building and is heated to 28-30 degrees, measuring 11m x 5m with a constant depth of 1.2m. There are steps in the corner for access. If guests wish to bring their own inflatables to use in the swimming pool these must not contain glitter.
Toddler Beds: 2 toddler beds available on request. These are for infants aged 4 years and under.
TVs: Sky (full package) in the kitchen/dining room snug area, Smart TV in living room, Freeview TVs in all bedrooms on the mezzanine and in the games room.
Wifi: Starlink broadband.
Woodburner: Wood-burning stove in the main living room for use Nov-Mar. An initial basket of logs is provided, with more available to purchase from the owner.
Please note that the following applies as per our Terms & Conditions and House Rules: No noise after 11pm (consideration for neighbouring properties) - no smoking or vaping – no candles, open flames, disposable barbecues, fireworks, lanterns or drones – personal electrical items must not be left charging unattended nor devices left plugged in whilst away from the property - appliances such as washing machines and cooking equipment should not be left running whilst away from the property – electrical items must only be used according to manufacturer’s instructions – personal extension leads and adapter blocks should not be used.
