Introduction

The Benches is a 1920’s Arts & Crafts style house offering unique, spacious and luxurious accommodation. It is situated on the banks of the River Wye with stunning views across the meadows and historic railway arches beyond. Mature gardens, a small orchard and a brook surround the property with multiple levels down to the river. A gate provides access directly to the riverside and the Wye Valley footpath.

The nearest bus station is at Chepstow – 15 miles away

Local buses run from Chepstow to Monmouth. Taxis are readily available from Chepstow.

Groceries can be delivered by Waitrose, Ocado, Able & Co. and Tesco by pre-ordering on-line. Monmouth is served by a variety of supermarkets and small shops.

Arrival and Car Parking: 

The entrance to the car park (ample space for six cars) at The Benches is a wide gateway with wooden railings either side and a sign to the right hand side of the gateway. There are small sleeping policemen across the entrance. You will be provided with a key for the electronic gate during your ‘meet and greet’ session.

From the car park area to the front door there are two small steps followed by a gentle sloping crazy-paving path. The front door is accessed through a 1m wide porch and front door. The large entrance hall (6.8m x 4.3m) has a parquet floor and contains the pool table, some seating and a wood-burning stove.

Off the entrance hall is the lounge (6.8 x 5.3m) also with parquet flooring, a large flat screen TV, DVD, and seating for at least 12 people.

A second door leads to the very large open plan kitchen and dining area with travertine stone tiled floors throughout. This area measures approximately 50m2. Double French Windows open out fully (2.4m wide) onto the terrace where the swimming pool is located, and to the river beyond. The kitchen has a four oven AGA plus two gas burners and an eye level electric fan oven, two fridges, a wine cooler and a freezer, a dishwasher and a pantry. The island in the centre provides seating for six people easily and there is additional comfortable seating near the French Doors.

There is a wood-burning stove in the dining area and a table to seat 12 people comfortably. Two high chairs are also provided. A window seat at one end offers views onto the garden.

From the dining area French Doors and a wide step (1.7m) open onto the patio (4.5 x 8m) and Summer House (4m x 5m). There is a BBQ on the patio as well as furniture for outdoor dining. The sauna (access door 600mm plate glass) is in the Summer House and seats four to six people. There is also an exercise bike and table football in the summer house, along with comfortable seating for relaxing. The washing machine and dryer are also in the Summer House.

Off the kitchen down one small step is the only ground floor bedroom (Bedroom 5) measuring 3.3 x 3.5m with 650mm doorways. This room can be a super-king or twin-bedded room. A toilet and shower room is situated next to the bedroom (1.9 x 1.3m with a toilet at 420mm high). This also works as a downstairs toilet for general use.

From the entrance hall the staircase (14 closed steps with 180mm risers, full length hand rail and stair gates top and bottom) leads to the four upstairs bedrooms:

Bedroom 1

Measuring 5.5 x 3.7m, this room has a kingsize bed and can also accommodate a cot or a toddler bed. The en suite bathroom looks directly onto the lower gardens and river, and has a bath with an overhead shower. A door from the bathroom leads out onto the balcony and down to the swimming pool.

Bedroom 2

The bedroom and open plan en suite bathroom (bath only) measure 6 x 3.4m in total. This room can be either a superking or twin bedded room and also has space for a cot. The main view is onto the river.

Bedroom 3

Measuring 4.2 x 3.3m this room has a kingsize bed and faces the front garden. The en suite bathroom has a shower.

Bedroom 4

The smallest room but with the advantage of a door onto the balcony and direct access to the pool. This room measures 3.6 x 2.3m. There is a double bed and en suite shower room.

All shower rooms are completely tiled and the toilets are 420mm high. Sinks are 900mm high.

River View: Bedroom 6

The final bedroom is in a self-contained annex below the pool and deck, with spectacular picture windows offering views onto the lower garden and river (total area approx 40m2). It is accessed by a flight of 12 stone steps protected at both sides. Inside is a double bed with a flat screen TV with HDMI cable, and a fully tiled en suite wet room with toilet and shower. The kitchen area has a sink, single induction hob, fridge and kettle. Note there is no WiFi in the annex.

The Swimming Pool and Hot Tub NB: Children must be supervised at all times

The outdoor pool is heated from Easter to the end of October. Measuring 8m x 4m it has a constant depth of 1m. There is a large decked area around the pool for people to sit, with some seating provided. The steps at the corner of the pool are 180mm deep and allow easy access into the pool.

The hot tub is located on the terrace to the side of the pool with views across the river, meadows and viaduct. It accommodates six people.

Children’s play area 

To the front of the house is a lawned area with children’s play and climbing equipment.
