The Damage Waiver included with each booking is designed to provide protection for minor accidental damage that may occur during a guest’s stay, while maintaining a positive and straightforward experience for both guests and property owners.

Coverage Limit

The Damage Waiver provides cover for accidental damage up to a maximum of £350 per booking.

This amount is intended to cover smaller accidental incidents and contribute toward the cost of repairs or replacement of damaged items.

Relationship to Owner Insurance

All property owners are expected to maintain appropriate holiday let insurance that includes accidental damage cover.

The £350 Damage Waiver limit is designed to represent a portion of a typical insurance excess, helping to reduce the financial impact on owners should a claim need to be made through their own insurance policy.

For larger incidents exceeding £350, owners may choose to pursue a claim through their own insurance policy in line with their policy terms.

What is Covered

The Damage Waiver may cover unintentional and accidental damage caused by guests during their stay, including but not limited to:

  • Minor damage to furniture, fixtures or fittings
  • Accidental breakage of household items
  • Damage to décor or small appliances
  • Minor accidental damage to flooring, carpets or soft furnishings

All claims must be reported within 24 hours of guest check-out and supported by appropriate evidence, including photographs and a description of the damage.

What is Not Covered

The Damage Waiver does not cover:

  • Intentional, reckless, or malicious damage
  • Damage resulting from negligence or misuse of the property
  • Theft or missing items
  • Damage caused by pets where pets are not permitted
  • Normal wear and tear
  • Pre-existing damage
  • Damage exceeding the £350 coverage limit

Where damage falls outside the scope of the Damage Waiver, property owners retain the right to pursue recovery of costs through other appropriate means, including insurance claims or other legal avenues.

Claims Process

  1. Damage must be identified following guest departure.
  2. The host must report the damage within 24 hours of check-out.
  3. Photographs and supporting information must be provided.
  4. Once reviewed and confirmed as eligible, reimbursement will be arranged up to the maximum limit of £350.

Purpose of the Damage Waiver

The Damage Waiver is designed to:

  • Provide a simple solution for minor accidental damage
  • Reduce disputes between guests and property owners
  • Support a positive guest experience without the need for security deposits
  • Offer practical financial protection for smaller incidents

For significant incidents beyond the scope of this waiver, owners should rely on their existing property insurance cover.
