Access Statement for Cockercombe
Sleeps 14 in a luxury holiday lodge with 6 en suite bedrooms and an indoor swimming pool.
Cockercombe is a timber framed building offering self catering accommodation in the Quantock Hills Area of Outstanding Natural Beauty.
The property has 6 bedrooms, 3 on the ground floor, and a further 3 to the first floor accessed via an oak glazed staircase.
By train - The nearest train station is at Taunton, approximately 8 miles distant, with a taxi service available.
By bus - The nearest bus station is at Taunton, approximately 8 miles away. The Route 18 bus runs every 30 minutes. The nearest bus stop to the property is at Severn Ash by the West Bagborough turning.
By car - You will be given detailed directions in your check-in information once you have made a booking.
Accessible equipment can be hired and arranged upon request in advance of arrival.
Key Collection, Welcome and Car Parking
The key to the property is held in an external key safe next to the main entrance door. Details of the key safe combination will be given prior to arrival.
All keys are the responsibility of the rental guests and we advise that you always use the key safe during your stay.
All guests will be welcomed by a property manager and will be given a tour.
From the road there is a 70 metre track leading to a private car parking area. The parking area can accommodate 6 cars.
From the car parking area there is a gentle sloping path 1 metre wide, leading to a level paved area 12m x 6m.
The paths are well lit at night by light sensor lights.
Entrance to Property
Double doors allow wheelchair access into the dining room or through double doors 1 metre wide, via a gentle slope with 25mm rise into Bedroom 1.
The front door has a 40mm rise and is 1.2m wide.
The internal areas are very well lit with ceiling spotlights, lamps and pendant lights.
All floor areas on the ground floor are tiled, with short pile carpets and wood flooring on the first floor.
Portable ramps can be requested.
Halls, Stairs, Landings, Passageways
All halls, stairs, landings and passageways are well lit by ceiling spotlights.
The stairs have 3 child safety gates, one at the bottom and two at the top of the staircase.
All passageways are the minimum width for wheelchair access.
All ground floor hallways have tiled floors, the hallway and landing areas on the first floor are carpeted.
Access to the open plan lounge, dining and kitchen areas is via the main entrance hall.
The room measures 12m x 4m.
All areas are evenly lit with spotlights and lamps.
The floor surface is tiled and level throughout.
The open plan room has a mixture of chairs and sofas.
Furniture can be moved.
There is a television with remote control and option for subtitles/audio description.
The area is well lit during daylight by natural light. At night there are ample spotlights and overhead lighting, along with a floor standing light.
The kitchen area is open plan through from the Lounge/Dining area on the ground floor.
The room measures 2.55m x 2.3m.
The floor is the same level from the Lounge/Dining area.
The flooring is tiled throughout.
Bedrooms and Sleeping Areas
All bedrooms have zip and link double beds.
Bed 1 - accessed through door a 800mm wide into a room measuring 5.5 x 3.2m. The en suite shower room is accessed through a door measuring 720mm measuring 1.75x2
Bed 2 - accessed through a door 800mm wide into a room measuring 1.80m x 1.85m. The en suite shower room is accessed through a door measuring 720m
Bed 3 - accessed through a door 800mm wide into a room measuring 4.35m x 2.85m. The en suite shower room is accessed through a door measuring 750m. Two doors access this shower room (one from the bedroom and one from the hallway). This shower room has been adapted to DDA regulations and is comprised of a fully accessible wet room shower, hand rails, Mira shower with care kit including extra long hose and riser rail, low level basin and w.c.
Bed 4 - accessed through a door 750mm wide into a room measuring 5.65m x 3.5m. The en suite shower room is accessed through a door measuring 700mm to a room measuring 2.8m x 1.45m
Bed 5 - accessed through a door measuring 750mm wide into a room measuring 3.2m x 3.5m. The en suite bathroom is accessed through a door measuring 700mm wide to room measuring 1.5m x 2.85m
Bed 6 - accessed through a door measuring 750mm wide into a room measuring 4.7m x 3.5m. The en suite shower room is accessed through a door measuring 700mm wide to room measuring 2.2m x 2.65m
There is a paved patio area which can be accessed from Bedroom 1 and from the lounge/dining area.
There is a lawn area and a barked area with play equipment.
There is a table and patio chairs for 14 guests.
Access to the pool is through a set of double doors. Children MUST BE SUPERVISED AT ALL TIMES.
Access surrounding the pool is a minimum width of 1.2m widening to 1.9m.
The pool is a constant depth of 1.2m and measures 8m x 4.5m.
Free internet access is available. A booster has been installed for EE mobile users.
