What time can I arrive at the property?

The check in time for Orchard view is 4pm. You won't be able to arrive any earlier than this as we'll still be busy getting the lodge ready for your stay. If you think you might be earlier then you might like to stop off at one of the recommended pubs or visit the nearby towns of Somerton or Langport

How do I find the property?

We recommend using a SATNAV.

Does this property require a security deposit?

This property owner requires a security deposit of £500 a week before your arrival. You will be contacted 3 weeks before your stay with information on how to pay this. More details about security deposits can be found on this link.

Does this property allow two night stays?

Yes, this property has a two night weekend option. The two night breaks are from 4pm on Friday to 4pm on Sunday. You must leave promptly by 4pm, otherwise you may be charged for extra time in the property and some, if not all, of your cautionary deposit may be held rather than being returned.

We are thinking of inviting people over for the day - is this allowed at your property?

Unfortunately this is not allowed at any Sleeps12 properties due to insurance/health & safety reasons. This is clearly set out in the Terms and Conditions which we ask you to read at the time of booking. It's important that every person who is a guest at the property is added to the booking, including their names and ages. If you have invited people to visit then you'll need to call the office so that the necessary permissions can be obtained from the owners of the property. 

Can I have a food delivery to the property?

You can arrange to have a grocery delivery to the property when you arrive or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. Be sure to put your mobile number and your name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK.

Are there any good pubs that we could stop at on the way to Orhcard View, or visit while we are staying at this property?

What can we find supplied for us in the property?

There is enough crockery, cutlery and glasses for a dinner party, including a banquet cloth and napkins. You'll find at least 2 toilet rolls per toilet, salt and pepper, tea, coffee, sugar, washing-up-liquid, dishwasher tablets, tea towels, dish cloth and scourer sponge, oven gloves, kitchen roll. tin foil, cling film, bin bags, 2 in 1 washing powder, hand soap and hair dryers in all bedrooms.

All bed linen, cot mattress sheets, bath sheets, barh towels and hand towels are supplied. NB: Please bring your own towels for the swimming pool, sauna and hot tub, and suitable footwear (such as flip-flops) for going out to the hot tub.

How should we leave the property when we depart?

Departure time is always 10am, with the exception of 2 night weekend breaks, when you must leave the property by 4pm on Sunday. We expect you to leave the property as clean and tidy as you found it, so please make sure that:

  • All rubbish is bagged up and left in bins provided.
  • All washing up from your stay has been done and put away. We don't mind the dishwasher being turned on with your final load before you leave.
  • The kitchen table and kitchen surfaces have been wiped down.
  • Any spillages have been cleaned up.
  • Any furniture that has been moved during your stay is returned to its original position.
  • You don't need to strip the beds, and all towels can be left in bathrooms
  • Please let us know about any damage asap - people tend to be more understanding this way.
  • Please inform us if there is anything missing from the property or not working correctly. As we don't stay at the property it's very helpful if guests let us know about such things
  • And don't forget to have that final check of every room to make sure that you don't leave anything behind.

How do I access the property on the day of my stay? Will the owner meet me there or do I have to find the keys?

All your check-in information is provided for you around 4 weeks before your arrival. You will be emailed a link to this once it is available and you can then access this information by logging in to the My Booking section of our website, using your booking reference number and your email address. You'll be able to see the owners' contact details i)n case you will be arriving later than 4pm) and details of how to access the key if a key lock is provided.

Is there a BBQ at the property?

Yes, there is a GAS BBQ from Easter until the end of October (gas provided). 

Is there a music system at the property?

Yes, there is an bluetooth docking station. 

Is there WiFi at the property?

There is WiFi at the property but please be aware that Orchard View is in a rural location and so the speeds may not be as quick as you are used to. More information can be found here. We would recommend that you download anything that you might need before your stay to avoid being disappointed. 

I would like to have a toddler bed or cot at the property do I need to bring my own?

Orchard View has one travel cot and one toddler beds that can be requested when you complete your bedroom configurations. The cots come with a bottom sheet and the toddler beds come with a bottom sheet and a duvet. Please make sure the names and ages of these younger guests are on your booking. 

Are there any stairgates at this property?

Yes, Orchard View has a built-in stairgate so it is always available for use. 

Are dogs allowed at this property?

If you would like to bring your dog to this property please call the office to discuss. The property is on a working farm, so at some points in the year the property owners are unable to accept dogs. 

Are hen parties and stag parties allowed here? 

We do accept responsible hen and stag groups only by prior arrangement. Our properties are not designed to be party houses so would suit a more refined hen or stag group looking for luxury accommodation with plenty of facilities. Please ensure that you read all of the Terms and Conditions for this property before making your decision as to whether or not this property is suitable for you.  

How do we book EXTRAS that are listed on the website?

We are delighted that you are thinking of booking one of our recommended suppliers/services! You will need to contact them direct to make arrangements and we ask that once you have done this please let us know by email or phone who you have booked, when they are coming and how many people there will be. This information is essential for insurance purposes.
