Here are a few Frequently Asked Questions that may help you plan your stay

What time can I arrive at the property?

The check in time for Ilbeare is 4pm. We can not allow you to arrive earlier than this as we will be busy preparing for your stay. If you think you might be earlier then why not stop at one of the recommended pubs or vist the nearby towns of Taunton or Wellington

How do I find the property?

There are comprehensive directions provided in the My Booking section. Once you have made a booking you'll be able to access this from the sleeps12 homepage. Please use these instructions rather than Sat Nav as this can sometimes take you past the turning for the property. Please also pass these instructions to all members of your group.

Does this property require a security deposit?

This property owner requires a security deposit of £500 a week before your arrival. You will be contacted 3 weeks before your stay with information on how to pay this. More details about security deposits can be found on this link.

Does this property allow two night stays?

Yes, this property has a two night weekend option. The two night breaks commence at 4pm on Friday and departure is by 4pm on Sunday. Please ensure that you have left the property promptly by 4pm. You run the risk of being charged for extra time in the property or having some, if not all, of your cautionary deposit held rather than being returned if you are found to be in or have been in the property after the 4pm departure time. 

We are thinking of inviting people over for the day is this allowed at your property?

Unfortunately this is not allowed at any of the sleeps12 properties. This is clearly set out in the Terms and Conditions that should have ben read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance purposes and every person who is a guest at the property must be added to the booking including their names and ages. If you think you may have invited people to visit then you must call the office so that relevant permissions can be obtained from the owners of the property. This is due to health and safety regulations as well as insurances.

Can I have a food delivery to the property?

Yes you can arrage to have a food delivery to the property on your arrival or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. We recommend that you ensure that you put your mobile number and name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK

Are there any pubs that we can stop at for lunch before we arrive?

There are plently of pubs, cafes and restaurants in Taunton that you may want to visit including most usual high street ones. Take a look at our PLACES TO EAT.

What can we find supplied for us in the property? 

At the property we supply some items for you. There is enough crockery, cutlery and glasses for a dinner party, Salt and Pepper, Tea, Instant Coffee, Sugar, Nespresso Coffee Machine and starter pack of capsules, Washing Up Liquid, Dishwasher Tablets x 6, Tea Towels, J Cloths, Oven Gloves,Bin Bags, Hand Soap, 2 Toilet rolls per toilet, Hair dryers in all bedrooms, Wellington Boots in a selection of adult sizes from 5 to 11, Logs for the woodburner (please replenish from the log store), Charcoal for the BBQ Lodge (1 bag, inside the BBQ Lodge), Bottled gas for the gas barbecue. All bed linen, cot mattress sheets, bath towels, hand towels and robes (1 per person) are supplied - WE RECOMMEND BRINGING FOOTWEAR (FLIP FLOPS OR SANDALS) FOR GOING OUT TO THE HOT TUB/BBQ LODGE AREA

How should we leave the property when we depart?
It is important that your departure in no later than EXCEPT 2 night breaks, departure time is 4pm Sunday. 
We expect all rubbish to be bagged up and left outside the front of the property.
All washing up from your stay should have been done and put away with the dishwasher loaded with your final load and then turned on before you leave.
The kitchen table and kitchen surfaces to be wiped down.
Any spillages to be cleaned up during your stay
Please check all rooms to ensure that nothing is left behind.
Any furniture that has been moved during your stay, please return to its original position.
We do not expect beds to be stripped and all towels etc can be left in bathrooms
We are more understanding if any damage is notified asap
As we do not stay at the property we rely on our guests informing us of anything that is missing from the property or if anything is not working correctly.

How do I access the property when I arrive?

There is a key lock at the property located to the side of the door. You will be issued with the numbers when you view your check in information. This is available about 4 weeks before arrival and after you have completed your bedroom configurations. You'll be emailed a link when these are available to view. The housekeeper will call you within 24 hours to ensure that you have everything that you need.

Is there a hot tub at Ilbeare?

Yes Ilbeare has a lovely hot tub in the garden, right next to the BBQ lodge. You'll need to make sure that you bring additional footwear such as flip flops as you access this via a gravel pathway from the house. The hot tub is cleaned and the water replaced after every stay and so may still be heating up when you arrive. Please do not plan to use the hot tub on the first night in case it has not quite got to the right temperature. 

Is Ilbeare dog friendly?

Yes Ilbeare welcomes dogs! In fact they are really well catered for. Ilbeare can cater for 2 well behvaed dogs each charged at £50. These must be booked in and paid for before your stay. There are some dog rules that must be followed so do read these before adding dogs to your booking. The property owners can also privide a dog cage in the utility room if required. This can be requested before your stay using the contact details of the managers which will be available on the check in information you receieve about 4 weeks before arrival.

Is there a BBQ at Ilbeare?

Ilbeare has a gas BBQ (gas is provided) as well as a large BBQ lodge. The charcoal for the BBQ lodge is provided - 1 bag and this is left in the BBQ lodge for you. 

I notice that there is a fire at Ilbeare do I need to bring logs?

Logs are provided for you to use, there will be some in the house for you already and you can replenish as needed from the log store in the parking area. 

We have small children coming with us are there any cots?

Ilbeare has 2 cots available for guests use. These can be requested when you complete your bedroom configurations. There are also two high chairs for the little ones too!

Is there a music system at Ilbeare?

There is a Bluetooth radio in the kitchen and the Smart TV in the lounge has Spotify.

Are Hen and Stag parties allowed at this property?

We do accept responsible hen and stag groups. Our properties are not designed to be party houses so would suit a more relaxed hen or stag group looking for luxury accommodation with plenty of facilities. Please ensure that you read all of the Terms and Conditions for this property before making your decision as to if this property is suitable for you. There must be no outside noise such as music after 11pm.

Is there WiFi at the property?

There is WiFi at the property but please be aware that Ilbeare is in a rural location and so the speeds may not be as quick as you are used to. More information can be found here. We would recommend that you download anything that you might need before your stay to avoid being disappointed. 

How do we book EXTRAS that are listed on the website?

It is great that you are looking to further enhance your stay while in this property! Thank you for using one of our recommended suppliers that we have mentioned in our EXTRAS for the property. Please contact them and arrange this. Once it has been arranged you will need to let us know by email or phone call who you have booked, when they are coming and how many people there will be. We need this information for insurance purposes.

Will the hot tub be ready for use on arrival?

The hot tub is emptied, cleaned and refilled after each set of guests depart. This is in order to ensure the highest standards of cleanliness. However, this does mean that the tub may not be hot enough for use when you arrive and you may need to wait until the morning after you arrive before it has reached temperature. If you can resist the temptation to keep opening it, to check the temperature it will heat up more quickly. Please also pay close attention to the information regarding hot tub use in the house manual, particularly regarding hygiene. To avoid disappointment to your weekend plans, please don’t plan to use the hot tub on the evening that you arrive - it won’t be hot enough if it has been emptied and refilled on the day you arrive. We apologise for this and will always do our best to avoid it but we are taking the highest precautions to avoid the hot tub causing any ill effects.
