We are able to hold a booking for 2 days if required. A 20% deposit is then necessary to secure the booking. The final amount is due 12 weeks prior to the arrival date. If a security deposit is required the amount will be shown when you make your booking. Any security deposit will be requested the week before you arrive and will be returned within 10 days of your departure, provided that the property is left in a satisfactory condition.

Catering, pampering and activities: These can all be booked directly with the provider and can be found under EXTRAS.

Cots: 2 cots, 2 toddler beds and 2 highchairs are available at no extra charge. These should be selected when doing your room configurations. Ham Bottom has a built-in stairgate.
Room configurations: All rooms have zip and link beds that can be arranged as superkings or twins. View FLOOR PLANS.
Dogs: 1 dog is allowed at this property at an charge of £50.
BBQ: There is a gas BBQ for use from Easter to the end of October, with gas provided. Two bags of charcoal are provided for the BBQ lodge which can be used all year round.
WIFI: There is WiFi, however this is a rural location and so the speeds may not be as quick as you are used to. We would recommend that you download anything that you might need before your stay to avoid being disappointed.
Sky: This property has SKY (Sports & Movies).
Music: There is a blue tooth docking station.
Food deliveries: Asda, Waitrose, Sainsburys, Tesco, COOK and Dart Fresh will all deliver to this property. Please arrange deliveries for after your 4pm arrival. We recommend that you put your name and mobile number on the delivery information.
What's provided for your stay: There is enough crockery, cutlery and glasses for a dinner party. You'll find at least 2 toilet rolls per toilet. salt and pepper, tea, coffee, sugar, washing-up liquid, dishwasher tablets, tea towels, a dish cloth and scourer sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2-in-1 washing powder, hand soap, Welcome Packs of shower gel and moisturiser. Hairdryers in all bedrooms. Nespresso coffee machine with a few capsules provided.
Bed linen and towels: All duvets, pillows and bed linen are provided. Duvets and pillows are filled with synthetic fibres and are hypoallergenic. Cot mattress sheets, bath robes, bath towels and hand towels are supplied.
Spa towels: These are not provided. We recommend that you bring extra towels and appropriate footwear (flip-flops) for use in the spa hall and for going to and from the hot tub.
Swimming pool: The pool is in the attached spa hall and is heated to 30 degrees, measuring 10m x 5m with a constant depth of 1.2m. There are steps in the corner for access.
Hot tub: The hot tub is on the patio and as it has a removable cover it can be used year round.
