Here are a few Frequently Asked Questions that may help you plan your stay:

What time can I arrive at the property?

The check in time for Fuzzy Orchard is 4pm. It's not possible for you to arrive earlier than this as we'll be busy preparing for your stay. If you think you might be earlier then why not stop at one of the recommended pubs or vist the nearby towns of Wellington or Taunton

How do I find the property?

There are comprehensive directions provided in the My Booking section. Once you have made a booking you'll be able to access this from the sleeps12 homepage. Please use these instructions rather than Sat Nav as this can sometimes take you past the turning for the property. Please also pass these instructions to all members of your group.

Does this property require a security deposit?

No Security Deposit is required for this property, instead an Honesty Box can be found in the property. If any damage or issue occurs during your stay please call the owner on the numbers above, so that they can arrange any maintenance or replacement as soon as possible.  

Does this property allow two night stays?

Yes, this property has a two night weekend option. The two night breaks are from 4pm on Friday to 4pm on Sunday. Please be sure to leave the property promptly by 4pm otherwise you risk being charged for extra time in the property and having some, if not all, of your cautionary deposit held rather than being returned.

We are thinking of inviting people over for the day is this allowed at your property?

Unfortunately this is not allowed at any of the sleeps12 properties. This is clearly set out in the Terms and Conditions that should have ben read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance purposes and every person who is a guest at the property must be added to the booking including their names and ages. If you think you may have invited people to visit then you must call the office so that relevant permissions can be obtained from the owners of the property. This is due to health and safety regulations as well as insurances.

Can I have a food delivery to the property?

Yes, you can arrange to have a food delivery to the property when you arrive or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. We recommend that you put your name and mobile number on the delivery information. The following shops will deliver to this property: Asda, waitrose, Sainsburys, Tesco and COOK.

Are there any local pubs that we could stop at on the way or visit while we are styaing at this property?

There are quite a few pubs nearby, we recommend the following. Please ensure that you call ahead to check opening times.

What can we find supplied for us in the property?

There is enough crockery, cutlery and glasses for a dinner party, including a banquet cloth and napkins. You'll find at least 2 toilet rolls per toilet. salt and pepper, tea, coffee, sugar, washing-up-liquid, dishwasher tablets, tea towels, dish cloth and scourer, sponge, oven gloves, kitchen roll, tin foil, cling film, bin bags, 2 in 1 washing powder, hand soap, Welcome Pack of shower gel, moisturiser and bath soak. Hairdryers in all bedrooms

All bed linen, cot mattress sheets, bath robes, bath towels and hand towels are supplied - WE RECOMMEND BRINGING EXTRA TOWELS FOR THE SWIMMING POOL, SAUNA AND HOT-TUB, AND FOOT WEAR (FLIP-FLOPS) FOR GOING OUT TO THE HOT TUB.

How do I access the property on the day of my stay? Will the owner meet me there or do I have to find the keys?

All of your check-in information is provided for you about 4 weeks before your arrival. You will be emailed a link to this once it is available. You can view this information by logging into the My Booking section of our website, using your booking reference number and your email address. You will then be able to see the owners contact details (for if you are going to be later than 4pm), and details of how to access the key if a key lock is provided.

How should I leave Fuzzy Orchard at the end of my stay? What do I need to do?

We are often asked how the property should be left.
It is important that your departure is before or no later than 10am.
We expect all rubbish and recycling to be left in the bin area allocated for this.
All washing up from your stay should have been done and put away, with the dishwashers loaded with the final load and then turned on before you leave.
The kitchen table and kitchen surfaces to be wiped down.
Any spillages to be cleaned up during your stay.
Please check all the rooms, including the swimming pool, utility, bedrooms etc. to check that nothing is being left behind.
If any furniture has been moved during your stay, please return to its original position (except baby and toddler equipment).
We do not expect any beds to be stripped and all towels etc can be left in the bathrooms.
If the banquet cloths and napkins are used please leave these in the utility area, these are sent off to laundry so no need to wash unless you wish to re-use them during your stay.
We have found that owners are more understanding if any damage is notified to the owner ASAP.
As we don't stay in the property we rely on our guests informing us of anything that you feel is missing from the property or if anything is not working correctly.

If there was a key left for you in a key lock please return this to the key lock ready for the next guests.

You will be emailed a link after your stay to complete your feedback for the property, please do complete this as it helps us to make improvements if needed.

Is there a BBQ at the property?

Yes there is a GAS BBQ at the property (available Easter until the end of October) as well as a large BBQ lodge. The owner provides one bag of charcoal for the BBQ lodge.

Is there a music system at the property?

Yes there is an iPod docking station available for you to use. 

Is there WiFi at the property?

There is WiFi at the property but please be aware that Fuzzy Orchard is in a rural location and so the speeds may not be as quick as you are used to. More information can be found here. We would recommend that you download anything that you might need before your stay to avoid being disappointed. 

I would like to have a toddler bed or cot at the property do I need to bring my own?

Fuzzy Orchard has two cots and two toddler beds that can be requested when you complete your bedroom configurations.The cots come with a bottom sheet and the toddler beds have a bottom sheet and a duvet. Please make sure the names of these younger guests are on your booking. 

Are there any stairgates at this property?

Yes, Fuzzy Orchard has a built in stairgate so it is always available. 

Are dogs allowed at this property?

If you would like to bring your dog to this property please call the office to discuss. The property is on a working farm and so at certain times during the year the property owners are unable to accept dogs. 

Are hen parties and stag parties allowed here? 

We do accept responsible hen and stag groups. Our properties are not designed to be party houses so would suit a more relaxed hen or stag group looking for luxury accommodation with plenty of facilities. Please ensure that you read all of the Terms and Conditions for this property before making your decision as to whether or not this property is suitable for you.  

How big is the swimming pool at Fuzzy Orchard?

The pool is 10m x 5m and is a constant depth of 4ft. There are steps in the pool to aid access.

How do we book EXTRAS that are listed on the website?

It is great that you are looking to further enhance your stay while in this property! Thank you for using one of our recommended suppliers that we have mentioned in our EXTRAS for the property. Please contact them and arrange this. Once it has been arranged you will need to let us know by email or phone call who you have booked, when they are coming and how many people there will be.
