Access Statement for Orchard View
Sleeps 12 +1 in a luxury renovated contempory Dutch Barn tucked away on a working farm in Somerset; Orchard View has 6 bedrooms, a hot tub, pool table and table football, and large garden
By train - There are train stations at Taunton, Bridgewater and Yeovil, with a taxi service available from each
By bus - The bus route runs only to Langport and Somerton
By car - We have detailed directions by road on our website.
Key Collection, Welcome and Car Parking
The key to the property is held in an external key safe next to the main entrance door. Details of the key safe combination will be given prior to arrival.
All keys are the responsibility of the rental guests and we advise that you always use the key safe during your stay.
All guests will be welcomed by a property owner and will be given a tour and keys.
Access is via a concrete drive, through gates, with the property ahead.
There is car parking in front of the barn for 4-5 cars.
The driveway and car parking area are level, leading to the front door of the property. There is outside lighting.
Entrance to Property
Enter through a large porch (no ramps) into a hallway with a level wooden floor; here there is access to Bedrooms 5 and 6 and to the shared wet room, which has a tiled floor. From the hallway you also have access to the stairs, kitchen and sitting room.
Halls, Stairs, Landings, Passageways
There are no steps on the ground floor, other than the stairs leading to Bedrooms 1 - 4.
Straight ahead of the hallway is the sitting room and to the right of the hallway is a large kitchen where there is a dining table and chairs to seat 12-14 people. All halls, stairs, landings and passageways are well lit.
Access to the sitting room and out to the patio is via the main entrance hall.
All areas in the sitting room are evenly lit with pendant lights.
The floor surface is half tiled and half carpet, and level throughout.
The room is open plan with ample sofas and chairs.
There is a television with remote control and option for subtitles/audio description.
The area is well lit during daylight by natural light. At night there is overhead lighting, along with a floor standing light.
The spacious kitchen-diner is to the right of the hallway as you come in the main entrance door
There is enough seating for 12-14 people around a large table. There is also a central kitchen island with stools.
The floor is tiled throughout.
Bedrooms and Sleeping Areas
Bedroom 1 is an en suite room with zip and link beds that can be arranged as a super king or twin beds. There is the option of an extra bed in this room, which can be added as a chargeable extra after you have made your booking.
Bedroom 2 has a double bed and shares the large main bathroom upstairs, which has a contemporary free standing bath and a very roomy shower.
Bedroom 3 has the option of being a super king or a twin room, and has use of the main bathroom.
Bedroom 4 can be arranged as a super king or twin room; it has shared use of the big main bathroom.
Bedroom 5 is on the ground floor and can be either a super king or a twin room. It has an adjoining wet room, which can also be accessed from the utility room for use by Bedroom 6
Bedroom 6 is a double room on the ground floor; it has shared use of the ground floor wet room (also used by Bedroom 5), which is accessed off the utility room.
All bedrooms have side lamps and are carpeted
There is a paved patio area which can be accessed from the lounge and from the utility room .
The hot tub is sited on a paved area and seats 6-7 guests. NB: CHILDREN MUST BE SUPERVISED AT ALL TIMES
There is a lawned area. Although there is no play equipment there is a football net and there are bats and balls available.
There is garden furniture to seat 12 guests.
Free internet access is available.
