Ilbeare - Access Statement

Introduction

Ilbeare is a refurbished and modernised period house, set in a peaceful rural location with 2 acres of grounds. It sleeps up to 14 people in 5 bedrooms and has a hot tub, BBQ lodge, games room and children's play area.

Pre Arrival

By Road: You will find detailed directions in your Check In information which can be viewed after you have made a booking.

Buses:   The narest bus station is at Taunton, just 4 miles away.

Trains:  The nearest train station is at Taunton, 4 miles away.

Taxis are available from the train station and from Taunton town centre. 

Groceries can be delivered by Waitrose, Tesco, Sainsburys, Asda and COOK by pre-ordering on-line.

Arrival and Car Parking

The property has a level gravelled parking area immediately adjacent to the house, with room for approximately 6 cars. It is possible to get a vehicle to within 3 metres of the front door, with level access from the parking area to the door. There is wheelchair friendly threshold to the front door, which is 84cm wide and leads into the hallway.

The gravel area also serves the back door, and it is possible to get a vehicle to within 2 metres of the back door. There are two steps up from the parking area to the back door.  There is a 10mm  raised threshold to the back door, which is 75cm wide and leads to the rear utility room and through to the kitchen.

Downstairs

Access from the hallway to the main living room is via a 7mm threshold and a single step down, with double doors 132 cm wide. Access from the hallway to the remaining downstairs rooms - dining room, games room, kitchen and utility, is via a single step up, then through an internal door which is 85cm wide. There is a 20mm threshold and a 85cm wide door between the dining room and the games room. Access from the kitchen to the dining room is level, via a short corridor which is 72cm wide at its narrowest. Access from the kitchen to the utility area and back door is level, via an internal door 73cm wide.

The kitchen contains a central farmhouse style kitchen table which seats up to 14.  There is access width of at least 110cm all around the table.

The dining room contains a long dining table which also seats up to 14. There is good access to one complete side of this dining table.

There is a ground floor cloakroom on the same level as the dining room, games room, kitchen and utility. The cloakroom measures 73cm x 240cm and has a toilet and basin. The toilet seat is 43cm high.

There are French Doors giving access to the terrace from the living room, hallway and dining room. The doors from the living room are 110cm wide when opened, with a 5cm threshold from lounge and then a 16cm step down onto the terrace. The doors from the hallway are 110cm wide when opened, with a 3cm threshold from hallway and then a 23cm step down onto the terrace. The doors from the dining room are 103cm wide when opened, with a 3cm threshold from dining room and then a 18cm step down onto the terrace. 

Upstairs

There are three staircases in the house. All five bedrooms are on the first floor and can be reached via any of the staircases. Two of the staircases are of traditional construction, with single handrails. The minimum width of the staircases is 80cm. Both of these staircases turn 90 degrees half way up. One of the staircases has a small half-landing, and the other has a series of turning steps. The third staircase is an open tread spiral staircase.

On the first floor, access to Bedroom 2 (and its en-suite) is via a single step down. The remaining rooms are all on one level. Access to Bedroom 4 is either via the open tread spiral staircase, or through Bedroom 3.

All doorways on the first floor, including all doorways leading to the bathrooms/en suites, are 73cm in width.

Bedroom 1 has an en suite shower room which is 220cm x 210cm.  Access to the shower unit is via a single threshold which is raised by 22cm off the floor level. The toilet seat is 43cm high.

Bedroom 2 has an en suite bathroom which is 380cm x 105cm. The toilet and basin are on the same level as the bedroom. The bath (with shower over) is accessed via a single step up, within the bathroom.  The shower head height is adjustable. The toilet seat is 43cm high.

The family bathroom serves Bedroom 3 and 5, with level access from both, and is 105cm wide at its narrowest point. This has a toilet, basin, bath and separate shower unit. Access to the shower unit is via a single threshold which is raised by 20cm off the floor level. The shower head height is adjustable. The toilet seat is 43cm high.

There is a further shower room which serves Bedroom 3 and 4, and is 230cm x 80cm (at its narrowest point). This has a toilet, basin, and shower unit. Access to the shower unit is via a single threshold which is raised by 21cm off the floor level.  The shower head height is adjustable. The toilet seat is 43cm high.

Outside

There is level access from the gravelled parking area to the garden and grounds, and step free access to all areas of the grounds. There is also step free access from the terrace to the gardens. The gardens are generally level, but there is a grassed bank, at a c. 1 in 4 slope, leading up from the house to the main lawned area which includes the BBQ Lodge and Hot Tub. There is a flight of 4 paved steps adjacent to the slope. The grassed slope is plenty wide enough to be accessible via a light vehicle from the graveled parking area, depending on the ground conditions.

Access from the main lawned area to the BBQ Lodge is via a relatively small door, 60cm wide and 150cm high, which includes a threshold which is 20cm high. Inside the BBQ Lodge there is fold down bench seating around the edge, and in the middle there's a BBQ unit. With the seating folded down, the minimum width around the central BBQ is 58cm. The BBQ Lodge can also be used as a changing area for the hot tub, which is 4 metres away.

The hot tub is raised above the ground and accessed by a series of  2 steps (without a handrail), followed by a single much larger step, 68cm above the previous one, to gain access into the tub itself. The tub is 220cm by 220cm and the maximum water depth is 75cm.

There is a large pond in the garden; it has been fitted with a specially constructed pond safety deck – a gridded deck just below the water level, strong enough to hold a person’s weight.

One side of the garden and grounds is bordered by a small stream. The stream is not close to the main garden area, but is not fully fenced.

Children should be supervised at all times.
