Access Statement for Culbridge House

This access statement does not contain personal opinions as to suitability for those with access needs, but aims to accurately describe the facilities and services offered to all guests/visitors. This statement has been drawn up by the owner(s) of Culmbridge House and therefore Sleeps12 do not accept responsibility for any omissions or inaccuracies. Culmbridge House is a spacious Victorian property on the edge of a quiet village on the border of Devon and Somerset.

The house sleeps 12 guests plus infants, and there is room for 2 further guests at an extra charge per person. There are 4 bedrooms on the first floor (2 with en suite shower rooms) and 2 bedrooms on the ground floor (1 with an en suite shower room).

The property has oil fired central heating which is on 24/7 and can be controlled by thermostats on each floor and on individual radiators. 


By train - The nearest train stations are at Tiverton Parkway, Taunton and Honiton, with a taxi service available from the stations.

By bus - The nearest bus stations are  at Taunton, Welllington and Honiton. Please check for relevant times.

By car - You will find detailed travel directions in your check-in information after you have made a booking.

Key Collection, Welcome and Car Parking

There are 4 parking spaces to the rear of Culmbridge House and overflow parking in a concreted yard just beyond the property wall.

You will have access to your Check In Details 4 weeks before your stay via the Sleeps12 website.

Entrance to Property

A concrete garden path leads from the car park and garden to the back door. There is also a front door and another back door, but the main entrance is via the utility/cloak room. This door has a 150mm step up from the concrete path.

The front door has a 170mm step up to the front porch which leads to the front door.

Halls, Stairs, Landings, Passageways

There are stairs leading to the first floor; the 13 steps rise 200mm with 250mm treads. There is a hand rail to one side.

Bedroom 6 is next to the utility room, with level access.

There is a 150mm step up from utility room to the kitchen/dining room.

There is a 90mm step up to the lower hallway from the kitchen.

The snug is off the lower hallway.

There is a 90mm step up from lower hallway to the main hall.

There is a cloak room off the main hallway.

Bedroom 5 is off the main hallway vand has an en suite shower room with a shower cubicle. 150mm step off timber threshold.

Sitting Room/Lounge

This is off the hallway with a timber threshold.


As previously mentioned, there is a 150mm step up to the kitchen/dining room from the utility room.

Bedrooms and Sleeping Areas

First Floor:

Bedroom 1 has zip and link beds and an en suite shower room with a corner shower. There is a step up into the shower.

Bedroom 2 has zip and link beds and an en-suite shower room with a corner shower.

Bedroom 3 has zipand link beds. 

Bedroom 4 has twin beds.

Ground Floor:

Bedroom 5 has zip and link beds and an en suite shower room with a shower cubicle. 150mm step off timber threshold.

Bedroom 6 has zip and link beds and is next to the utility room.


The main bathroom is on the first floor off landing with step down from bedroom 1. 


There is a paved patio area at the rear of the house, with an outdoor table and chairs.

The garden has lawned areas, flower beds, a BBQ lodge, and a children's play area.

The BBQ lodge can be used all year round, although to use the bbq you will need to supply your own charcoal. A bucket is provided for the ash - please do not spread ash on the garden or put it down the drains! There is a paving slab and gravel path leading to the BBQ lodge, and there is a step into the lodge itself.

There is an electric supply to the lodge should users want to provide their own music, please be sensitive to neighbours.

Swimming Pool 

The pool house is a very, very short walk (roughly 90 paces) from Culmbridge House and is open from 9.00am - 10.00pm every day.

Children MUST BE SUPERVISED AT ALL TIMES and no children under the age of 16yrs are allowed in the pool house without adult supervision.

The pool itself is entirely indoors and is heated. It measures 40ft x 14ft (12m x 4m) and has a  sloping floor. The depth is approximately 4ft (1.2m) at the shallow end and 6ft (1.8m) at the deep end. 

The pool water is accessed via a pool ladder consisting of 3 treds supported by chrome handles.

There is an electricity supply to the pool house so you can play music, but we ask that you have consideration for neighbouring properties. 


The sauna is at the end of the pool house and is electrically heated. Once energised it runs by timer for a period of 2 hours. Users must ensure they are medically fit to use the sauna and do so entirely at their own risk.

There is BT WIFI at Culmbridge House. You will find the password on the back of the router.
