Are Ramscombe and Cockercombe two different properties?

Yes, Ramscombe and Cockercombe are two luxury holiday lodges that are side by side. Each of the properties sleep 14 people so if rented together these properties can accommodate 28 people in total. There are cots and toddler beds available too. Because these are two properties that are side by side you will have two of everything including pools! Please be aware that you can't seat all 28 people around one table as each dining table seats 14 people. 

How do I get from one property to another?

Each property has its own garden and parking area, both have a gate that can be secured so you can go between the twho through the parking areas or there is a gate between the two properties in the fencing which you can use. 

If I rent both properties do I get both sets of facilities?

Yes, when you rent both Ramscombe and Cockercombe you will have two of everything. Two pools, two gardens etc! 

What time can we arrive to the properties?

The arrival time is 4pm for both properties. We can not allow you access to the properties before this time because the cleaning and maintenance teams may be busy preparing for your stay. If you are going to be late please ensure that you call the owner/housekeeper to let them know. This information can be found on the check in information that you'll have access to about 4 weeks before arrival. 

We are thinking of inviting people over for the day is this allowed at your property?

Unfortunately this is not allowed at any of the sleeps12 properties. This is clearly set out in the Terms and Conditions that should have been read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance purposes and every person who is a guest at the property must be added to the booking including their names and ages. If you think you may have invited people to visit then you must call the office so that relevant permissions can be obtained from the owners of the property. This is due to health and safety regulations as well as insurances.

How do I find the properties?

The directions to the properties can be found on the My Booking section of the sleeps12 homepage. You'll be able to log in and access them at any time after your booking. Please make sure that you follow these directions rather than Sat Nav because this will take you a less direct route!

How do I get into the property?

Both Ramscombe and Cockercombe have key safes on the side of the doors. Both have a differnet number, you will have access to these numbers in your check in information. This can be accessed about 4 weeks before arrival. The owner or housekeeper will arrive to show you around each proeprty and answer any questions after your arrival. 

What time do we need to leave the property after our stay?

Departure time for both properties is 10am. Please ensure that you are packed up and ready to go before this time. For two night breaks the departure time is 4pm. 

What can we find in the properties for us?

There is enough crockery, cutlery and glasses for a dinner party. Salt and Pepper. Tea, Coffee, Sugar. Washing Up Liquid. Dishwasher Tablets. Tea Towels. J Cloths.  Oven Gloves.  Bin Bags. Hand Soap. Welcome pack of  Shower Gel. 2 toilet rolls per toilet. All bed linen,  one cot mattress sheet, bath towels and hand towels are supplied. 

WE RECOMMEND BRINGING EXTRA TOWELS FOR THE SWIMMING POOL AND FOOT WEAR (FLIP FLOPS) FOR GOING OUT TO THE POOL.

Obviously because you have rented both proeprties you will have two of these - one for each property.

Does this property require a cautionary deposit?

This property owner may require a cautionary deposit of up to £500 three weeks before your arrival. They will contact you directly to arrange this. More details about cautionary deposits can be found on this link.

Do these properties allow two night stays?

Yes, this property has a two night weekend option. The two night breaks commence at 4pm on Friday and departure is by 4pm on Sunday. Please ensure that you have left the property promptly by 4pm. You run the risk of being charged for extra time in the property or having some, if not all, of your cautionary deposit held rather than being returned if you are found to be in or have been in the property after the 4pm departure time. 

Can I have a food delivery to the property?

Yes you can arrage to have a food delivery to the property on your arrival or during your stay. We ask that delivery slots are made for after the arrival time of 4pm and that you are there to receive the delivery personally. We recommend that you ensure that you put your mobile number and name on the delivery information. The following shops will deliver to this property: Asda, Waitrose, Sainsburys, Tesco and COOK.

Are there any local pubs that we could stop at on the way or visit while we are styaing at this property?

There are a few pubs nearlby but the closest is The Blue Ball, Triscombe

How should we leave the property at the end of our stay?

We are often asked how the property should be left.
It is important that your departure is before or no later than 10am.
We expect all rubbish and recycling to be left in the bin area allocated for this.
All washing up from your stay should have been done and put away, with the dishwashers loaded with the final load and then turned on before you leave.
The kitchen table and kitchen surfaces to be wiped down.
Any spillages to be cleaned up during your stay.
Please check all the rooms, including the swimming pool, utility, bedrooms etc. to check that nothing is being left behind.
If any furniture has been moved during your stay, please return to its original position (except baby and toddler equipment).
We do not expect any beds to be stripped and all towels etc can be left in the bathrooms.
If the banquet cloths and napkins are used please leave these in the utility area, these are sent off to laundry so no need to wash unless you wish to re-use them during your stay.
We have found that owners are more understanding if any damage is notified to the owner ASAP.
As we don't stay in the property we rely on our guests informing us of anything that you feel is missing from the property or if anything is not working correctly.

If there was a key left for you in a key lock please return this to the key lock ready for the next guests.

You will be emailed a link after your stay to complete your feedback for the property, please do complete this as it helps us to make improvements if needed.

Is there WiFi at the property?

There is WiFi at the property but please be aware that these properties are in a rural location and so the speeds may not be as quick as you are used to. More information can be found here. We would recommend that you download anything that you might need before your stay to avoid being disappointed. 

Is there a BBQ at the property? 

There is a BBQ at Ramscombe and this is a gas one. The gas is provided for you. The BBQ is available Easter to October. The same is available at Cockercombe too!

We have young children in our group are there any toddler beds or cots at this property?

There are 2 toddler beds and 2 travel cots at each property. These can be requested when you complete your bedroom configurations. There are also 2 highchairs in each property at all times. 

Is these properties dog friendly?

Unfortunately no dogs are allowed at Ramscombe. Dogs are allowed at Cockercombe but any dogs staying must not be allowed into the garden of Ramscombe or in the property. 

How big are the swimming pools?

Each swimming pool is 22ft x 10ft and a constant depth of 4ft.

How do we book EXTRAS that are listed on the website?

It is great that you are looking to further enhance your stay while in this property! Thank you for using one of our recommended suppliers that we have mentioned in our EXTRAS for the property. Please contact them and arrange this. Once it has been arranged you will need to let us know by email or phone call who you have booked, when they are coming and how many people there will be. We need this information for insurance purposes.
