Please note that the communal areas for the barns are designed for the initial 14 guests. If you all wish to dine together we are able to put tables in the games room, but you will then need to bring the food over from the main Wagon House.

The Wagon House (sleeps 4 in 2 en suite bedrooms)
The Wagon House feels bright, fresh and welcoming as soon as you step in the door; with an ample open plan kitchen and living space, all finished in light, neutral tones to give a calm and relaxing ambience.

You can't beat a well equipped kitchen! With a large range cooker and hob, an American style fridge/freezer, plus a dishwasher, microwave, and all the useful gadgets you can think of, this is a seriously good space for creating some mouth watering celebratory treats. But don't worry if you don't particularly want to cook whilst on your large group stay - just let us know and we can recommend one of our tried and tested local caterers who will come in and do the cooking for you - or bring freshly cooked food to your door.

The living area has a lovely, inviting L shaped sofa, with room for quite a few people! There's a widescreen TV and a woodburning stove to make things extra cosy when it's especially chilly. French doors open out onto a patio and garden where you'll find outdoor furniture and a hot tub - a lovely private spot for star gazing on those clear nights.

A bespoke wooden staircase rises to a spacious landing, with a stylish glass balcony wall, which overlooks the downstairs living space. And then on to the bedrooms...

Bedroom 1 - This is a large room with a modern freestanding bath, thoughtfully positioned in the corner of the room so you can relax in your bubbles and enjoy the far reaching country views. There's also an en suite shower room, a super comfy king size bed, considerable wardrobe space, a dressing table and a wall mounted TV.

Bedroom 2 - Another bright and crisp room with a kingsize bed, plenty of wardrobe space, a wall mounted TV, and a fabulous en suite bathroom with a shower and spa bath. 

The Games Room - The games room is situated just off the central courtyard and is the perfect place for winding down with a game of pool, or for a movie night - there's even a small kitchen area and a separate WC. 

Wagon Wheel - Next to the Wagon House, this light and airy self contained suite has a superking size bed, a shower room, and a cosy kitchen area with a fridge, microwave, toaster and kettle, as well as seating for two.

Double Tree - Adjoining the Wagon Wheel, this suite is finished to the same layout, with a superking size bed, an en suite shower room, table and chairs for two, and a little kitchenette with a fridge, microwave, toaster and kettle.

The Shire Horse - The Shire Horse is a self contained suite next to the Games Room; the spacious bedroom has zip and link beds (superking or twin), a wall mounted TV and a good sized en suite wetroom. 

Paddock 1 - Paddocks 1 & 2  are good sized en suite (shower) bedrooms directly opposite the Wagon House and are designed to mirror one another, with both having separate access out onto the courtyard. In between Paddock 1 and Paddock 2 is the Grazing Paddock - a kitchen/living area shared by both rooms. Both Paddocks can be configured as a superking or twin beds. 

Paddock 2 - Paddock 2 can be arranged as a superking or a twin room and has an suite shower room and its own separate access onto the courtyard. This room shares a kitchen/living area (the Grazing Paddock) with Paddock 1.

The Grazing Paddock -  Paddocks 1 and 2 share this kitchen/living space, which is accessed from the courtyard or from either of the Paddocks. The Grazing Paddock has a lovely, cosy feel, with a homely corner sofa and a wall mounted TV; at one end is a kitchenette with an oven and microwave, hob, toaster and kettle, and table and chairs for 4.

Posh Piggery (sleeps 2) - Although bright and airy, this self contained suite has an intimate ambience that you'll notice as soon as you step in from the central courtyard, through the stable door to the open plan living space. There's a well equipped kitchen with a table and chairs, and a comfy corner sofa where you can curl up and watch TV. French doors open out from the side to a private terrace with seating.

Wow factor alert! Just look at this! No en suite bathroom as such - but a fabulous freestanding rolltop bath on a raised platform to one corner of the well appointed bedroom, plus a roomy shower cubicle.

There's a separate WC, a big comfy bed, and French doors opening out onto a private garden with a super open country aspect.

Gloucester Old Spot (sleeps 2) - Intimate and stylish, this self contained suite is entered via a stable door into an open plan living space with a small kitchenette and dining table, plus a sofa and TV.  Beyond is the bedroom with an outlook of verdant open fields; there's a kingsize bed, and a separate WC and shower room. Gloucester Old Spot is bijou and romantic; ideal for those who like to have their personal space whilst on a large group holiday.

Saddleback Sty (sleeps 2) - Another self contained suite that matches the layout of Gloucester Old Spot. Intimate yet light and airy, a large window with open country views dominates the back wall in the bedroom, with a superking size bed and separate WC and shower room. The cosy living space has a kitchen area with oven and hob to one end, table and chairs, and sofa and TV. This suite gives you privacy when you fancy a bit of downtime on your own.

British Lop (sleeps 4 in 2 en suite rooms) - This is a lovely 2 bedroom suite with a well sized open plan living area that has kitchen space with an oven and hob, microwave, fridge and toaster, plus a dining table to seat 4, and a cosy corner sofa and TV. It's ideal for a family of four to have their own space, or for two couples who are part of a larger group.

Both bedrooms have superking beds, shower rooms and separate WC's. The whole suite feels light and airy, and the bedrooms have French doors which open out onto a private garden with outdoor furniture.

Both bedrooms have views stretching over miles of open countryside - imagine sitting in bed with a cup of tea in the morning enjoying such a wonderful outlook.

The Wagon House and all of the self contained suites are laid out around a large communal paved courtyard with flower beds planted out to provide colour and interest. This space is perfect for those times when your whole group want to gather together for some alfresco dining, or perhaps for afternoon tea in the sunshine. There's plenty of sturdy outdoor seating and a big built in brick BBQ area with room each side for preparing and serving food.
