Here are some frequently asked questions that may help you plan your stay at Quantock Barns

What time can I arrive at the property?

Arrival time is 4pm. We can not let you arrive earlier than this as the cleaning and maintenance teams may well be still preparing the properties for your stay. If you think you may arrive later than 4pm then please contact the owner/housekeeper on the number you have been given in your check in details. These are available to you on the My Booking section of the sleeps12 homepage about 4 weeks before arrival. You'll also be notified of this via an automated email. 

What is the address of this property?

The address can be found on the property pages, including a postcode. Please follow the directions given in the My Booking section as these have been specifically prepared for you. You may also like to give these directions to all members of your party!

How do we access the property when we arrive?

You will have been given the details about to access the property in your check in information. You will have been emailed a link to this about 4 weeks before arrival. You can also access this from the My Booking section of the sleeps12 website. This information also contains the contact details for the owner or housekeeper, please ensure that you call them if you are running late because they will come and show you around the property once you have arrived. 

Is there a hot tub at Quantock Barns?

Yes there is a hot tub at this proeprty and it is accessed via the Wagon House living area. The hot tub is emptied, cleaned and refilled after each set of guests departure. This is in order to ensure the highest standards of cleanliness. However, this does mean that the tub may not be hot enough for use when you arrive.  

Does this property require a cautionary deposit?

This property owner may require a cautionary deposit of up to £500 three weeks before your arrival. They will contact you directly to arrange this. More details about cautionary deposits can be found on this link.

Does this property allow two night stays?

Yes, this property has a two night weekend option. The two night breaks commence at 4pm on Friday and departure is by 2pm on Sunday. Please ensure that you have left the property promptly by 2pm. You run the risk of being charged for extra time in the property or having some, if not all, of your cautionary deposit held rather than being returned if you are found to be in or have been in the property after the 2pm departure time. 

We are thinking of inviting people over for the day is this allowed at your property?

Unfortunately this is not allowed at any of the sleeps12 properties. This is clearly set out in the Terms and Conditions that should have ben read at the time of booking. There is a maximum occupancy for each property that must not be exceeded for insurance purposes and every person who is a guest at the property must be added to the booking including their names and ages. If you think you may have invited people to visit then you must call the office so that relevant permissions can be obtained from the owners of the property. This is due to health and safety regulations as well as insurances.

Is there plenty of parking at the property?

There is loads of parking at this property. There is a car park to the front of the entrance, follow signs when you arrive to the car park to the far end of the car park.  You'll see the entrance to Quantock Barns in front of you.

Does the property sleep 14 people or 24 people?

Quantock Barns can sleep either number of people. The property is a series of converted barns set around a courtyard. Somer of the rooms can be locked to sleep 14 people or unlocked to sleep 24 people. What can we find supplied for us at Quantock Barns?

In the Wagon House Barn there is enough crockery, cutlery and glasses for a dinner party for 12
All of the other barns have enough crockery, cutlery and glasses for the amount they sleep.

Hair dryers in all rooms

All bed linen, bath robes, bath towels and hand towels are supplied. We recommend bringing extra towels for the hot tub, and foot wear (flip flops) for going out to the hot tub.

How should we leave the property when we depart?
It is important that your departure in no later than EXCEPT 2 night breaks, departure time is 2pm Sunday. 
We expect all rubbish to be bagged up and left outside the front of the property.
All washing up from your stay should have been done and put away with the dishwasher loaded with your final load and then turned on before you leave.
The kitchen table and kitchen surfaces to be wiped down.
Any spillages to be cleaned up during your stay
Please check all rooms to ensure that nothing is left behind.
Any furniture that has been moved during your stay, please return to its original position.
We do not expect beds to be stripped and all towels etc can be left in bathrooms
We are more understanding if any damage is notified asap
As we do not stay at the property we rely on our guests informing us of anything that is missing from the property or if anything is not working correctly.

There is a wood burner in The Wagon House, are the logs for this supplied?

Yes logs are supplied for the wood burner. 

Is there a BBQ at Quantock Barns?

There is a large gas BBQ in the courtyard, this is a really sociable space. The gas for the BBQ is supplied for you. 

We would like to bring a dog, is this allowed?

Yes dogs are allowed at Quantock Barns. They accept a maximum of two dogs and these are charged at £50 per dog. They can be added to your booking by logging into the My Booking section of the sleeps12 homepage or do give the office a call and they can add them over the phone. The charge for the dog/s will be added to the final payment. 

Do you accept hen or stag parties?

Yes we do but please be reminded that everyone should be on their best behaviour. We welcome relaxed and chilled out parties not ones that will upset any neighbours. There should be no outside noise after 11pm. If you are unsure of the property's suitability do give the office a call to discuss. 

We have a young baby in the group are their any cots?

Yes, Quantock Barns has 4 travel cots which you can request when doing your bedrrom configurations. You can allocate the cots to your preferred rooms. There are also two high chairs available in the kitchen of Wagon House. 

How do we book EXTRAS that are listed on the website?

It is great that you are looking to further enhance your stay while in this property! Thank you for using one of our recommended suppliers that we have mentioned in our EXTRAS for the property. Please contact them and arrange this. Once it has been arranged you will need to let us know by email or phone call who you have booked, when they are coming and how many people there will be. We need this information for insurance purposes.
