BERRY HOUSE AND FARM

Buses: The nearest bus station is Taunton – 16 miles
Buses run from Taunton to Tiverton and stop at the bottom of the drive to Berry House.
Taxis are available from Taunton.
Trains: Taunton – 16 miles – taxis available here
Tiverton Parkway – 18 miles – taxis available here
Groceries: Groceries can be delivered by Waitrose, Asda, Tesco, Sainsburys & Cook by ordering on line.
Arrival and Car Parking: From the road there is a ½ mile lane which takes you up the drive to a turning circle directly in front of the house. There is a large parking area to the side of the property and further parking to the rear of the Pool Annex. It is possible to get a vehicle within 4 metres of the kitchen door, and directly in front of the main entrance.
From the turning circle there is a level paved area of 4m before the kitchen door, here you go across a 100mm threshold through a 800mm doorway directly into the kitchen. Alternatively, there is direct access from the turning circle to the front porch/main entrance, up 2 steps (150mm) and through a pair of French doors (1.1m wide), leading to the front door, with 150mm threshold through 900mm doorway.
The ground floor is level throughout, with the exception of the kitchen which is down 2 steps (900mm wide with 180mm steps), the flooring is either wood flooring or marmoleum. All of the doors are a minimum of 800mm wide.
From the front porch you enter into the Hall (2m x 6m). This leads to the TV Room (4m x 5m) on the left, furnished with 2x 4 seater sofas and an arm chair; there is large flat screen TV, iPod dock, Sky box and DVD player.
The Dining Room (5m x 5m) is off the Hall to the right, it has a large comfortable table, which accommodates 16 people. There is also a sideboard and a woodburning stove located in this room.
At the end of the Hall and off to the right is the Cloakroom (2m x 3m), and the larder (4m x 4m).
To the left of the Hall is the Billiard Room (5m x 4m), with a pool table and table football. This leads through to the drawing room (4.5m x 6m), furnished with three 4 seater sofas.
The kitchen (4.5m x 5.5m) has a central dining table which can accommodate 8 people comfortably. The kitchen units are arranged along the perimeter of the room. There is an Aga, microwave, separate fan assisted oven, induction hob, fridge freezer, 2 dishwashers, a waste bin and a sink. Next to the Kitchen is the Boot Room, with recycling area, 2 waste bins, a double sink, an additional fridge/freezer, 2 washing machines, 2 tumble dryers, and a fire extinguisher.
At the end of the Hall is a staircase with risers of 200mm with steps and a half landing.
Bedroom 5 is located on the half landing and bedrooms 1, 2, 3, and 4 are located at first floor level. Bedroom 6 is located down 4 steps (1m x 200mm). All bedrooms are in the region of 10-15sqm, doorways are 800mm. Bedrooms 1, 4 & 6 are en suite. There is a shared bathroom accessed down 3 steps (800mm x 200mm).
Bathrooms are tiled and the toilets are 420mm high. The sinks are 900mm high. There are low level shower attachments, the 2 baths are 600mm high.
The Pool Annex is accessed from the paved parking area; there is a gentle slope to the deck which leads in to the pool room and 2 bedrooms.
The pool room is accessed through a pair of French doors 1.6m wide, with a threshold of 80mm. The pool is 4m x 8m with a constant depth of 1.2m. There is an area around 2 sides of the pool, with some seating provided. The steps at the corner of the pool are 200mm deep and allow easy access into the pool. Off the pool room, via a door 800mm wide, is a wet room / changing area.
There are a further 2 bedrooms in the Pool Annex, accessed directly from the deck, through a pair of French doors 1600mm wide with a threshold of 80mm. These bedrooms are 4m x 4m with fully tiled bathrooms accessed through an 800mm door.
Outside, in front of the house is a lawned area; directly off of the kitchen is a paved terrace with garden furniture for 16 people and a charcoal BBQ with cover.
