Fuzzy Orchard and Ham Bottom are both brand new timber frame properties offering spacious and luxurious accommodation.

Buses: Nearest bus Station is Taunton – 10 miles
Buses run from Taunton to Wellington, which is our nearest town just 4 miles.
Taxis are readily available from the centre of Wellington.

Groceries can be delivered by Tesco or Sainsburys by pre-ordering on-line.
Arrival and Car Parking: From the road there is a 1/2 mile gravel leading you to a large parking and turning area. It is possible to get a vehicle right up to the ramp on the front door.
From the car park area to the front door you have a gentle paved ramp with a 1m square paved area before the front door. Here you go across a 5mm threshold through an 800m doorway directly into the downstairs games room (13m x 7m). This has large flat screen TV, DVD, ipod dock, pool table, table football, 2 x armchairs and 5 seater sofa.
The ground floor is level throughout with all stone flooring.
Off the games room there are 2 x ground floor bedrooms (4m x 4.5m), both with 800mm doorways.
Both of these bedrooms have a walk in wet room through 800mm doorway. Bedroom 1 en-suite is 1.60m x 4.5m and bedroom 2 is 1.10m x 4.5m. They are both fully tiled throughout with toilets at 420 high.
There are a pair of French doors from the games room to a patio outside 1.6m wide with 200mm step.
From the games room through to the kitchen is open plan. Here there is a central island with induction hob. There are 2 fan assisted ovens, microwave, fridge/freezer, 2 dishwashers, 2 sinks and lots of storage. A very large table (800mm high) and chairs to easily seat 12. Around the island and the table there is at least 1.6m.
There are 2 pairs of French doors off the kitchen that lead to the large patio area with a 200mm step.
From the kitchen through 800mm doorway into a hallway where you can access the car parking area with a 200mm step. You can also access the laundry room again through 800mm doorway. Here there is a WC, washer dryer and ironing facilities.
At the end of this hallway you enter the swimming pool through a doorway 800mm wide. The pool is 10m x 5m and has a constant dept of 1.20m. There is a large area around all of the pool for people to sit, with some seating provided. The steps at the corner of the pool are 200mm deep and allow easy access into the pool. The sauna is located within the pool hall via a heat repellent glass door of 700mm. A door 800mm wide allows you out of the pool hall to the patio which takes you to the hot-tub. This is fenced for safety and accessed by a latched gate. It is sunk in the ground and can accommodate 10 adults.
From the games room you take an oak staircase which is open tread of 200mm risers, 7 steps to la landing then turn and up a further 7 steps to the first floor lounge. The staircase is 800mm wide with a double handrail on the first 7 steps and a wall with single handrail on the second flight.
The lounge is 6m x 9m with a large front window, wall mounted flat screen TV and 3 large sofas for 12 people. Soft wall lighting and side tables with lamps.
The first floor has level oak flooring throughout.
Off the lounge are 4 bedrooms, all 4m x 4.5m. 2 have walk in wet room and 2 have bathrooms that include a walk in wet area.
All bath/shower rooms are completely tiled and the toilets are 420mm high. The sinks are 900mm high. There are low level shower attachments as well as high level. The 2 baths are 600mm high.
Outside there is a large lawned area with a children’s climbing equipment and large netted trampoline. A large patio area with garden furniture for 12 people with a barbecue.
